My loan was transferred to AmeriHome in mid XXXX. I set up my account and my auto-pay as I've done many times with other companies. It said I was enrolled in auto-pay but just in case I went to make an payment for that first month. Before I was about to hit the make payment button there is a warning that I was already enrolled in auto-pay. The payment I was attempting would be an additional payment, therefore I didn't move forward with that payment. Weeks went by and they never deducted my payment. I finally get a call and they request that I make a payment before I get charged a late fee. They say that I'm not enrolled in auto-pay and there is no bank account on file even though it says I am enrolled on their site and shows my bank account information. I make a payment on that day XX/XX/year> but come to see on their site they still charged me a late fee. I thought this may be a fluke for the first month but again my XXXX payment was not deducted.

This complaint concerns a returned payment fee assessed during the initial onboarding period following a mortgage servicing transfer. In XXXX, two ACH payments were returned due to a routing number entry error while setting up payments in the new servicing system. The issue was promptly corrected, and a successful payment was received and applied prior to the contractual due date. There was no late payment, no delinquency, and no financial harm to the servicer. Despite timely satisfaction of the payment obligation, two returned payment fees of {$50.00} each were assessed. One identical fee was later waived as a courtesy, confirming the discretionary nature of the charge, while the remaining fee was upheld. Pursuant to 12 U.S.C. 2605 and Regulation X ( 12 CFR 1024.35 ), borrowers have the right to dispute fees that lack a reasonable basis. In this case, the remaining fee was assessed absent any default or loss and during a servicing transition period governed by 12 CFR 1024.33.

I have been trying to deal with my issues with them since XX/XX/year>. I was doing the Loss of Mitigation process to claim a partial and get the two missing payments added to the end of my loan term. I was told they had not received my first packet that I got notarized, so I refilled out the second packet, got it notarized, and sent that one in as quick as possible as well. they had just changed the terms where after 2 packets it is an auto denial. I was told on Thursday XX/XX/year>, that they got my proof of payments because they said they never received my money orders for XXXX and XXXX, so I had to mail XXXX XXXX and get the proof and for months had been giving that information to them. Last Thursday, XX/XX/XXXX, she told me they finally confirmed my 2 money orders ( cause I ALSO paid XXXX & XXXX online, so 4 payments for 2 months, XXXX & XXXX ) and that they would call me XX/XX/XXXX to figure out how I was going to get my refund.

I am filing this complaint against AmeriHome Mortgage because the company has failed to properly address multiple issues affecting my mortgage account and monthly payments. First, AmeriHome incorrectly increased my escrow and mortgage payment based on inaccurate property tax information. The company claimed my annual property taxes were approximately {$12000.00} per year ; however, my taxes were reduced to approximately {$7900.00} annually. In addition, I moved into the property in XX/XX/year>, making the escrow calculations and alleged shortage appear inaccurate and overstated. Despite notifying the company of these discrepancies, the issue remains unresolved. Second, I applied for mortgage hardship assistance due to disability and provided supporting documentation, including my XXXX XXXX XXXX award letter.

Despite this, foreclosure-related activity appears to be continuing, as reflected by the assessment of approximately {$3600.00} in foreclosure attorney fees, additional title charges, and {$2700.00} in foreclosure/closure attorney fees. We have not received any written confirmation that foreclosure activity has been suspended.

Supplemental information regarding claims # XXXX After filing our complaint with the Consumer Financial Protection Bureau , we were verbally informed by AmeriHome Mortgage Company that our loan modification application was denied. We have not received any written denial notice, though we were told it was drafted on XX/XX/year>. We requested the denial be emailed to us but were advised this was not allowed. We immediately submitted an appeal via email and are attempting to upload it through the borrower portal. We were advised the denial was due to unusable income, which is inconsistent with prior underwriting where this same income was reviewed and accepted to move forward. There is a consistent pattern of misinformation, mishandling, and failure to provide requested documentation, and we are not confident our application was fully reviewed.

Dear AmeriHome XXXX XXXX, I am filing a formal complaint regarding a mortgage servicing transfer that resulted in improper delinquency reporting on my account. My mortgage loan was transferred from XXXXXX/XX/XXXXXXXX to XXXXXX/XX/XXXXXXXX in XXXX. At that time, I brought the account fully current and set up automatic payments. In XXXX, the loan was transferred again to AmeriHome Mortgage Company. I did not receive any written notice of this second transfer from either XX/XX/XXXX or AmeriHome, as required under the Real Estate Settlement Procedures Act ( RESPA ). Because of the lack of notice and the autopay not transferring, I unintentionally missed payments. This resulted in my mortgage being reported as delinquent and caused my credit score to drop significantly from approximately XXXX to XXXX. I acted in good faith by keeping my account current and maintaining automatic payments prior to the XXXX transfer.

My portal showed auto-pay as active and enrolled, so I immediately contacted AmeriHome to report the issue, trusting that auto-pay was active as displayed and that AmeriHome would resolve the processing error. I followed up again on XX/XX/XXXX, but did not receive a response until XX/XX/XXXX, after the XXXX late threshold had passed. In their XX/XX/XXXX response, AmeriHome confirmed in writing that auto-pay was assigned a start date of XX/XX/year> rather than XX/XX/year>, and that because of this the payment did not process for XXXX as expected. AmeriHome also confirmed that auto-pay enrollment was no longer active on the account and apologized for the confusion and inconvenience. Upon receiving this response I immediately submitted both XXXX and XXXX payments.

This is now the 4th time paperwork has been sent to me since XX/XX/year> attempting to obtain a mortgage modification after having been unemployed for over a year. I last was sent physical paperwork to get notarized and had to ( for the 3rd time in a row ) take time off of work ( a job I have been at for less than 6 months ) to do so. I immediately placed them in the return overnight envelope and sent them back. Then on XX/XX/XXXX, I received 2 emails with blank documents ( making this the 4TH SET OF DOCUMENTS for one mortgage modification ). This process is violent and is affecting my job ( therefore my ability to pay ), my physical health, and my mental health. It's clear this is about wearing me down so they have the opportunity to foreclose on my home to leave me homeless. They also warned me that I would still have to make my payments and they wouldn't let me make a payment when I called in today ( XX/XX/year> ).

Since opening a complaint last week ( complaint # XXXX ) the mortgage company has sent me another statement correcting the past due for XX/XX/year>, showing it as paid but still attempting to charge me now {$1100.00} in advances made on my behalf while in a XXXX XXXX bankruptcy. There is no proof of any payments made on my behalf, nor are there any approved charges/fees/advance payments and such approved by the XXXX XXXX bankruptcy court which is a violation of the bankruptcy Rule 3002.1 in an active XXXX XXXX, which specifically governs mortgage claims in a XXXX XXXX. They can't just not notify me, bypass filing with the court any mortgage changes or quietly increase my payments. I object this improper and false charge and request an itemized statement of the " advance '' with dates and reasons for each charge, proof of payment ( tax bill, insurance invoice, etc. ) I have proof of all my court filings.

XX/XX/XXXX I closed on a mortgage with XXXX XXXX. Shortly there after, the mortgage sold to Guaranteed Rate. Before I made my first payment, the mortgage sold to XXXX. I made payments to them. In XXXX I received a letter from XXXX XXXX that my taxes were delinquent. I called XXXX several times to have them paid. I didn't receive resolution because the loan was again sold to a new provider, AmeriHome. I first called AmeriHome on XX/XX/XXXX. I have called many times since and I can not get resolution. XXXX XXXX is now sending threatening letters stating that I will lose my property through forfeiture if taxes are not paid by XX/XX/XXXX. Additionally, penalties, interest and fees accrue with each passing month. XXXX made the original mistake and did send me payment for the fees, penalties and interest through XX/XX/XXXX, but said only AmeriHome can pay the taxes from escrow since they are the current loan holder.

I filed a complaint about a month ago regarding amerihome mortgage, I paid XXXX months in advance in XXXX to get on auto pay which was over XXXX dollars. They told me the biweekly would start XXXX, they took the first payment then the second they charge me a late fee and said I didn't pay. They applied my biweekly payment to the principal and made me late on the payment process. Called cleared it up. XXXX comes same issue. I shouldn't have to spend time on the phone for a continuous issue. Now comes XXXX they canceled my auto payment without authorization! So now I am late again on my mortgage because of this company. They do this to people to charge interest and take late fees. Charging customers more money. They are scamming people. I reached out to them via email when they tried to reach out to me. To discuss the issue that was a month ago no resolution has happened and now they canceled my auto pay.

I sent documentation to my mortgage company showing my XXXX veterans property tax exemption. They input the information as a homestead exemption and not VA exemption and requested documentation from my county tax assessment office showing a XXXX dollar amount for all taxes. I Never applied for nor is there any documentation at the county tax office for a homestead exemption but I was told that this information was verified although they would not state who verified it! I spoke to XXXX people at the mortgage company who told me they changed the information as far as the dollar amount of the taxes to zero and they would fix the issue which they havent done yet. Everytime I call someone different tells me that it shows a homestead exemption so no one had changed the information! They told me that it would take a few months to change the amount of my payments and refund my escrow money they are collecting, but I sent this paperwork to them in early XXXX.

In XXXX of XXXX my mortgage servicing was transferred to Amerihome Mortgage. I also was approved for my tax homestead exemption from XXXX XXXX. This information was sent over to Amerihome and I confirmed with them that the tax exemption was received. I spoke to a supervisor named XXXX on XX/XX/XXXX in the XXXX office and she assured me that the escrow analysis would be done ( she verified that the homestead exemption was on the file as well ), and I could expect a phone call to advise me on the progress within XXXX to XXXX hours. That never happened. I did not receive any phone call, nor any voicemail was left for me by a representative. I called today ( XX/XX/XXXX ) and was told by another supervisor named XXXX that the escrow analysis was not done because that did not get my permission previously, which is not true. Now I am being told that I will have to wait another XXXX business days for the escrow analysis to be done and another month and billing cycle has passed.

In conjunction with my last complaint with CFPB against Amerihome : I called them again to see if I can get the documents notarized online stating that I have already had to take time off of work twice ( at a job that is less than 6 months old ) to go to a notary and have the documents notarized. They declined to allow me to have them notarized online. I asked if we could have them send a mobile notary ( especially considering the paperwork they sent the 2nd time was apparently the incorrect paperwork making it their mistake ) and it was declined due to " scheduling issues '' and I noted that my own " scheduling issues '' mean I myself will need at least a week to get out to a notary and was still declined. I was unemployed for over a year. Once I started working again in XX/XX/XXXX, my mortgage company, Amerihome, gave me 3 trial payments to do in order to obtain a loan modification. Those trial payments were {$1400.00}. I made 3 of the payments and they started my mortgage modification paperwork. They XXXX a set of documents needing a notary signature. I made an appointment at my bank and got them notarized and sent back. However, the notary messed up so they sent me a 2nd set of paperwork. I went back to the same notary and we ensured it was done correctly. I sent it back in the overnight envelope on XX/XX/XXXX. I got a call today, XX/XX/XXXX, asking if I got and sent my paperwork back. I said yes, I sent them back on XX/XX/XXXX and started crying because I don't want to get foreclosed on because of XXXX. All I got told was, we're checking on it. I was placed on an extended hold and then was hung up on. I called them back crying because of this issue and another rep looked into it.

It's been over XXXX days since my request and I have sent all documentation requested- legally binding letter of name change from the XXXXXXXX, updated government identification with my legal name, and a formal request to update the name on file. They insist that it's done. It is not. The XXXX still reflects the old name, which means I can not file my taxes and will soon be fined for not providing a correct and legal XXXX document for my home. On XXXX XXXX, 2026, I sent a formal Notice of Error ( NOE ) and Qualified Written Request ( QWR ) via Certified Mail to AmeriHome Mortgage Company , LLC at their designated address in XXXX, GA. According to XXXX tracking, the letter was delivered and received on XXXX XXXX, 2026. Under 12 CFR 1024.35, the servicer was required to : Acknowledge receipt within 5 business days. They failed to do so. Investigate and provide a substantive written response within XXXX business days. This deadline expired in late XXXX 2026. As of XXXX XXXX, 2026, I have received no substantive response or resolution regarding the errors identified ( incorrect trial payment calculation and interest rate ). This failure to respond constitutes a direct violation of RESPA and Regulation X.

While I have finally received my escrow refund, it was illegally withheld for months past the federal deadline, requiring well over 100 days of extreme effort, a court order, and hundreds of follow-ups on my end to force their compliance. My home was sold, and the loan was paid in full on XX/XX/year>. Under federal law, my escrow balance should have been refunded within 20 days. These funds were labeled " Partial Payment Unapplied, '' meaning XXXX had the funds but hadn't officially applied them to my loan balance yet. When the transfer happened, these funds were not listed in the Amerihome XXXX statement. The amount was neither applied towards the principal nor towards the next monthly payment.

Previously, I filed a complaint with the CFPB concerning direct deposit and credit reporting issues related to my mortgage account. In their formal response, AmeriHome represented that the issues had been corrected and committed that the problems would not occur again. However, on XX/XX/year>, when attempting to make my scheduled mortgage payment, I was unable to do so due to a system failure on their website. The portal displayed the following message : Payments unavailable. Online payment scheduling is currently unavailable. Please try again later. At that time, I was completely blocked from making any online payment.

Back in XXXX of XXXX amerihome mortgage took over for XXXX XXXX mortgage. They told me to get back on my autopay plan I originally had. I needed to pay XXXX months in advance. Which was XXXX dollars. So I got the money and paid. Fast forward to XXXX. They said my payment is late and charge me a late fee. Harass me call me everyday. I work for a living. So I didn't get a chance to call them back phone calls are non stop. I finally call they say I didn't pay my mortgage. However I'm on autopay biweekly how did they not pull my money? So they moved my biweekly payment to principle and made me miss my mortgage payment. I get that resolved they waive the fees. XXXX comes same scenario interest charged because they applied it to principle. I spend yet another hour of my life because they can't process a simple transaction. Biweekly payment goes to principle. Again harassment from phone calls.

I recently finalized the closing of the address mentioned above on XX/XX/XXXX. On XX/XX/XXXX, I confirmed with my county tax commissioner that property taxes remain unpaid for this property. This is two months after closing, despite these taxes being paid by me at closing on XX/XX/XXXX. Furthermore, my escrow account had the allocated funds from Ameri home should have remitted the XXXX tax payment in XX/XX/XXXX, as taxes were collected monthly throughout the year. And are due at the end of the year. Those property taxes were not paid on time. They are in fact, to date, still unpaid despite funds being allocated for it.

My loan opened on XX/XX/XXXX, and though I only had 10 % down at time of closing I am now at 74 % on my mortgage. I reached the 74 % with the first servicer, XXXX whom refused to remove on XX/XX/XXXX or send for for request or address to submit as they were in the process of transferring and would have to contact the new servicer. Then the next day XX/XX/XXXX they transferred my mortgage to Amerihome. Amerihome on XX/XX/XXXX stated they had no access to assist with my account until XX/XX/XXXX, during the same time frame I was unable to request with them the removal of PMI nor could I make a payment or access my account. I finally was able to view my account on XX/XX/XXXX and confirmed the balance was at 74 % still with PMI. On XXXX I was finally able to speak with someone, XXXX, whom told me I had to wait two years from my loan opening to remove PMI regardless of how much I pay ahead.

I dont have exact dates. But they have record of all of this. We called them approximately over a month ago and requested a new analysis and a refund because we have thousands of extra dollars in our escrow after paying our property taxes and homeowners insurance. ( We knew this was going to happen a year ago, contacted them, had our home insurance company contact them too, but they did absolutely nothing. ) When we called, we were on the phone for an exorbitant amount of time and they also hung up on us. But we called back and they promised to address these issues. We have not received the analysis or refund yet. For three weeks straight I asked for assistance in their online portal ( I obviously dont want to call them again ) and it tells me we will hear from them in the next few days. I did this once a week three times-the last time was over a week ago. We are being overcharged, we need a refund, and they are ignoring us.

My mortgage servicing transferred from XXXX to XXXX and then back to XXXX on XX/XX/year>. After the loan returned to XXXX, my monthly payment increased from {$1300.00} to {$1400.00}. XXXX told me this increase was based solely on an escrow analysis they received from XXXX. However, XXXX has a welldocumented pattern of inaccurate and fraudulent escrow balances, as reflected in numerous federal consumer complaints. XXXX published XXXX complaint describes XXXX adding fraudulent escrow balances, failing to itemize charges, and inflating escrow accounts with nontax/insurance fees. The CFPB has also issued formal enforcement actions against XXXX for systemic failures, including providing inaccurate information to borrowers, payment misapplication, and poor escrow management. XXXX has refused to review or validate XXXX escrow data, even though borrowers commonly experience billing and escrow errors during XXXX transfers. I am requesting the CFPBs assistance to : XXXX.

My mortgage loan was transferred from XXXX to AmeriHome. Both my residence and a land parcel are escrowed, and taxes for both parcels were supposed to be paid from escrow. I contacted XXXX, the previous servicer, and an agent acknowledged that the taxes were not paid. XXXX initially initiated a payment request but canceled it because the loan was being transferred to AmeriHome. I have tried calling AmeriHome for over an hour to resolve this, but have not been able to reach an agent. XXXX XXXX issued a FINAL NOTICE for both parcels. I have not paid anything myself. The total amounts due are {$1200.00} for the house and {$160.00} for the land. I am requesting AmeriHome pay the full tax amounts, including all penalties, interest, and fees, and confirm in writing that the homeowner is not responsible for these amounts. This is a servicer error, and I should not be held liable for any of the unpaid taxes or fees.

To Whom It May Concern, I am submitting this complaint regarding mortgage servicing and negative credit report that occurred while I was actively pursuing loss mitigation assistance. On XX/XX/XXXX, I proactively contacted my mortgage servicer to request loss mitigation assistance. I was asked if I could print the forms and as I could not, I was advised the application materials would be mailed to me. I relied on those instructions and waited on the forms. After not receiving any further updates, I later called to check on the status and was then informed for the first time that the application could be submitted online. Upon learning this, I promptly completed and submitted the application through the online portal. Throughout this entire period, I was actively attempting to follow the servicer 's process in good faith and comply with their instructions.
