I spoke with a loan officer named XXXX XXXX XXXX id # XXXX he told me that an XXXX was received on my loan and an appraisal was not required to complete the process. During the loan process this information changed with no explanation as to why. When I finally received an explanation he came back with he was told I needed 2 acceptable XXXX. I did research and this is not a requirement of the Frank.Dodd act. I asked who was going to be responsible for this fee since it was not disclosed to me up front on my loan estimate. I was told it could be added to my loan.. This is a violation of Tila-Respa laws . It is not fair lending practices to tell the consumer one thing then change without a good reason

We signed loan disclosures and were told that we would be eligible for a home equity ( second mortgage ) but today we were told that our loan would not be approved and they are not returning the XXXX payment of {$500.00}. We feel this is insult after injury and they should be ashamed of themselves for trying to drain us of more money when we were turning to them for help. We no longer wish to speak with them and feel that we may need to hire an attorney if they are not willing to refund us the money they took from us. Amerisave has been misleading us and putting us through so much work having our daughters and XXXX XXXX XXXX aunt having to submit financials only to be told that our debt to income is too high now!

Misleading information. I was very anxious to refinance my home for upcoming XXXX. I am a XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX. I have had some major financial setbacks recently with a poor credit score and the loan officer, XXXX XXXX, knew this. He lead me to believe my mortgage would be approved and gave me misleading numbers which I later discovered by reviewing this information with another lender. When I decided not to pursue a mortgage with AmeriSave and XXXX XXXX, her badgered me with emails telling me I had to follow through with him and that he would not return my {$500.00} lock in fee even though no services were rendered. I told him not to call me anymore, but he continued to do so exacerbating my XXXX XXXX XXXX This is predatory behavior. I am already financially strained and can not afford to give them {$500.00} for no reason. My new mortgage company does not require any money up front. It is simply unethical.

My wife asked what happens to that money if something happens and our loan officer XXXX XXXX said on a recorded line if something were to happen he could get that money back. Was told we could close in XXXX weeks. XXXX XXXX XXXX home worth XXXX and we owe XXXX on our XXXX mortgage with Amerisave. Never been late. At end of week XXXX was told since home was listed on market last year ( was delisted XX/XX/year> due to no showings ) that we would have to go to another program. Was assured we were cleared and there was no other issues. Over the last XXXX weeks weve been sent disclosures for loan ants of XXXX and XXXX. Everytime its something different. Today we were called and told our loan was denied for the XXXX time because of it being listed last year.

Amerisave ( HELOC ) incorrectly asserted a primary lien position to my insurer, XXXX. XXXX XXXX XXXX ( XXXX ) is my primary mortgage servicer. Amerisave ignored XXXX XXXX attempts to collect escrow, leading to a total cancellation of my policy and leaving my home unprotected. I am seeking a full refund of my {$2000.00} loan fees due to this material negligence. Amerisave then sold my HELOC to XXXX, which then sold it to XXXX XXXX. I am past due on my XXXX HELOC payment because XXXX has no record of my HELOC. I don't know who to pay and have received no further information from any party. I had a 3-way call with XXXX and XXXX on XXXX. XXXX sent a check overnight to XXXX and I was instructed to call XXXX on XX/XX/year> after the check clears to try to reinstate my policy at the same premium.

However, when I received the Closing Disclosure, total closing costs exceeded {$20000.00} due to the addition of discount points that were not clearly disclosed as part of the quoted offer. The key loan terms, including interest rate and estimated closing costs, were primarily communicated verbally and were not clearly documented in writing prior to issuance of the Closing Disclosure. This discrepancy was not explained prior to issuance of the Closing Disclosure, and the loan continued to move forward with incorrect terms despite my attempts to resolve the issue. There were extended periods with no response from my loan officer, which delayed resolution and prevented me from making informed decisions.

I was directed by a scammer to Amerisave specifically. I took out a home equity loan with Amerisave it was initially for XXXX percent for {$200000.00}. As it got closer to close things changed and it went to XXXX for {$230000.00} with lots of fees and complications. They would call me or email me daily. Now I have this loan and they transferred it such that I do not even know who to pay because they gave me a number that doesn't recognize my loan and they say not to pay them anymore. Further I have reached out to them with about XXXX emails and they ignore them and don't respond back. I am XXXX months into my loan and I feel I have been bait and switched and taken advantage of because of my desire to get a loan.

My sister refinanced her home and added me as a co-signer in XXXX. In XX/XX/XXXX, we had reached out to Amerisave to have this loan assumed by her and her husband, removing myself. To this day the assumption of the loan has not been completed. We have sent numerous emails, made calls to several different departments with no success. When they did respond, they told us " The recorded received does not show XXXX XXXX releases liability to XXXX XXXX and XXXX XXXX. You will need to provide a new recorded deed showing which parties are releasing liability. '' which we can not do. I have reached out to the title company who also informed me that this request has to come directly from the Lender. It has been XXXX months and we are still not getting anything resolved or closing on this assumption. My sister has already paid them {$2500.00} in closing costs as well. Something needs to happen.

I was told that it would be ok so when the XXXX came to my house on XX/XX/XXXX she told me that there was only XXXXXXXX XXXX permit on her record and that the construction was not ok to the company that was going to finance me the money. On XX/XX/XXXX I was denied for the same reason that the appraiser told me and was told by the processor that I would get a refund for the lock in plus the appraisal fee. Its been about XXXX weeks and I have tried to get in contact with someone at amerisave about my refund but they start off with wanting to talk but they never respond back after the initial contact.

Applied for home equity loan through amerisave and they took a {$500.00} deposit for good faith! A few hours later they said we own too much land and were denied the loan. I asked for a refund and he offered to try on a different property I said I am not interested just want my money back he said no problem but it would take a few days. Then approx XXXX weeks later I see that the refund was not given so I call and leave him a message as I have the loan officers direct number and he never answers always calls back in my message I told him if I didnt get a refund soon I was going to report it to CFPB! A week later still no refund so I call him again and he said it was just missed or over looked and he would take care of it asap that was a week ago and still no action. The loan officers phone number XXXX XXXX XXXX insure if the spelling is correct but thats the name and number of the loan officer.

The application process began smoothly until the processing of the loan by a California Representative of Amerisave in California. Tasks became unmanageable as the loan processor XXXX XXXX claimed my application was never qualified for the amounts listed in the Disclosure Documents. The monetary amounts quoted by XXXX XXXX were nothing compared to the Amounts listed in the original disclosure statement. I filled out a survey, regarding the service I was receiving. I received a phone call the next day, claiming that if I did not receive a phone call by the next business day correcting the situation, to contact her back as she made the claim the information would be escalated to upper management. I did receive a call back the next day from XXXX XXXX, but nothing was resolved. One major problem is XXXX XXXX.

There was solicitor for a loan. I tried to ask questions I helped get all the documents. I did not know I was being put into an XXXX loan. I do not want mortgage insurance I have non of that now I was hoping to use some of my equity to help college student and pay bills. Since most of my equity is going to loan fees this is false marketing for the company saying they can help. When in fact they are just taking advantage of a divorced older person and since they do not have conversations with you, you do not know what is happening with your information until you get loan disclosures that you never agree to that kind of loan and you know none of the reasons why you asked for a conventional loan and how did this change to an XXXX? Why wasnt I advised why dont they take time to talk to the consumer to give them the information and best options for them if there even are any?

I am disputing a {$540.00} appraisal fee requested by AmeriSave related to my refinance application. I did not authorize this fee under the circumstances of this transaction. Timeline & Facts : Appraisal Completed : The appraisal was performed on XX/XX/year>. Written Representation : After the appraisal, the processor emailed me a list of XXXX debts to be paid off, which I relied upon in proceeding with the refinance. Notification of Discrepancy : On the morning of my scheduled closing ( XX/XX/XXXX, XXXX ), I emailed both the processor and my loan officer regarding a discrepancy : the Closing Disclosure listed only 6 debts, materially changing the transaction. Response from AmeriSave : The processor did not respond. The loan officer contacted me 12 days later, after the scheduled closing. Cancellation : I canceled the refinance immediately upon discovering the discrepancy. Why XXXX Dispute the Fee : I acted promptly upon noticing the discrepancy.

Once i inquired about the refund he stated oh we are going to fix it to get what you wanted. Even though it was now a XXXX year instead of a XXXX year, i decided to still move forward and not make a big issue. Now the loan has been denied and XXXX ignore all of my emails and finnalyy returned a call today and said he had no supervisor he could not give me further information and he was done speaking on the call. I called back and was able to get your information. if XXXX is a true representation of your compnay, then XXXX pray for us all However if these false manipulative tacts are what you expect and train your staff to do, this is ridiculous.

'' I have submitted a complete Loss Mitigation application for a Deed in Lieu of Foreclosure ( XXXX ). On XX/XX/year>, AmeriSave requested additional documents, which I provided immediately. I have now declared my application " Facially Complete. '' Under federal law, AmeriSave is prohibited from proceeding with a foreclosure sale while a complete loss mitigation application is pending. Despite this, the property remains listed for auction XXXX XXXX XXXX XXXX XXXX XXXX XXXX '' ). AmeriSave is attempting to steer me toward " repayment plans '' while refusing to postpone the sale to allow for a proper review of my XXXX Furthermore, the property is occupied by tenants protected under the federal Protecting Tenants at Foreclosure Act ( PTFA ).

AmeriSave confirms : * All Trial Payment Plan payments were made as agreed. * Administrative errors occurred during the loan modification process, including incorrect name documentation and notary defects. * These errors delayed finalization of the permanent modification. Despite acknowledging its own procedural failures, AmeriSave continues to justify negative credit reporting for periods directly impacted by its internal documentation requirements and delays. I was awaiting 2 documents of the 3 which 1 I had already uploaded to their site. I was waiting for the other items to be mailed so that I could upload them ASAP. However on yesterday,XXXX at XXXX XXXX, the loan officer called and told me there was another way to get the process cleared without waiting for the 2 documents by mail. He then began to ask about other savings accounts or any type of money I had in other accounts. This signaled a Red Flag immediately. After telling XXXX XXXX XXXX, I had no such accounts he said then ok we will wait for the other documents to upload. I log into the account this morning and much to my surprise he has now listed, what I said I do not have as a requirement for approval???!!! Please keep in mind that I am a vulnerable adult and XXXX due to an XXXX XXXX which also caused injury to my youngest son who is also XXXX. I do not have the time nor patience to deal with such a fraudulent company with shady business practices.

In XX/XX/2025, my wife and I contacted Amerisave Mortgage in good faith to seek temporary assistance due to an unexpected, short-term financial strain. At that time, we were explicitly advised that we would need to be at least XXXX months delinquent before we could apply for any available assistance. We had never missed a payment and were not at risk of default. Relying on this guidance, and as is reflected in our hardship statement, we withheld payments solely to meet the stated eligibility requirement and submitted our mortgage assistance application immediately upon meeting that requirement in late XX/XX/2025. In late XX/XX/2025, we received and accepted a loan modification agreement and entered a XXXX XXXX XXXX. We made every required payment on time throughout the trial period, which concluded in XX/XX/2025, and we have continued making all payments as agreed since then.

I applied for a home equity loan through XXXX on or around XX/XX/year>. I was asked to have a dispute removed from my credit report. I was lead to believe that when that was done and my credit score was pulled the loan process would move forward. I was told by the loan XXXX that once that was done they were ready to go. I talked to the loan XXXX on XXXX XX/XX/year> and was told she had to contact her XXXX and would be talking to me soon. I waited until XXXX and emailed the loan XXXX since I hadnt heard anything, no response. Then XXXX received a text message saying the loan was denied due to delinquencies on my credit report, income insufficient and not enough money in reserve. The company knew all of this before I was asked to remove the dispute from my credit report which restarted the time on the account I was disputing.

CFPB Complaint AmeriSave Mortgage Servicing Error ( Successor-in-Interest ) I am filing this complaint against AmeriSave Mortgage for improper mortgage servicing and violations of federal successor-in-interest protections. My father, XXXX XXXX, passed away on XX/XX/XXXX. I am the court-appointed Executor of his estate and continued making mortgage payments in good faith. In XX/XX/XXXX, AmeriSave representatives refused to speak with me, stating I was not an authorized user, despite federal regulations requiring servicers to communicate with verified successors-in-interest. I was advised to submit documentation, which I did. While the review was pending, AmeriSave employees explicitly instructed me not to make the XX/XX/XXXX and XX/XX/XXXX payments. I relied on this instruction. The loan had never been late prior to this.

At the time of application, we were advised that the average processing and closing timeline was approximately XXXX days, creating a reasonable expectation of closing in XXXX or XX/XX/XXXX. Based on these representations, we proceeded in good faith and relied on the anticipated closing timeline when managing short-term financial obligations that were to be satisfied through the refinance. During processing, our loan file was reassigned multiple times due to internal staffing disruptions, including the termination of XXXX loan processors.

When I was called by Amerisave I was told I was pre-qualified I just needed to speak with a loan representative when I was told online I would receive a quote. That didn't happen that was just to collect my information. Then I was told by loan representative that I just need to answer a few questions to get pre-qualified even though the previous representative said I was already. When I asked if this was a bait and swith tatic the representative clearly read a script. When he could tell I was frustrated he disconnected the call even though I hadn't been rude or mean. And then proceeded to blacklist me from every number with the exception of corporate which I don't think he has power to do. I tried several numbers to call back in to make a complaint and none would connect other than corporate.

We had an appraisal done by AmeriSave, we were informed that certain repairs were needed to move forward. I am on XXXX and there was no way I would physically be able to finish any repairs in that time frame. I searched for a different company to provide a refi through which is XXXX. They ordered a new appraisal but upon requesting a copy of the original appraisal from AmeriSave were denied said copy. I paid {$500.00} dollars to AmeriSave for the appraisal and they are now saying I have to pay another {$600.00} to get the copy I ordered. They also stated they emailed it to me 4 times prior which upon searching my email history does not show up at all. I am in desperate need of assistance to obtain what I already paid for with AmeriSave to finish this process. All my credit is fully reached its limit to finish the process so now making those payments take priority so I can not afford to pay more to AmeriSave for whats been generated in my name.

I was recently applying for a home equity loan from Amerisave with loan officer XXXX XXXX. I asked for a complete debt consolidation for me and my wife, {$71000.00} plus {$10000.00} cash back and closing costs. We were informed that all our closing costs would be wrapped in the loan. She gave me different ways of structuring the loan, but never enough to cover what we asked for. Then at the last minute a {$500.00} charge for a rate lock was due before we could proceed. I was on the spot under pressure, and I paid the {$500.00}. Then I came to my senses and realized that was a terrible deal for a rate lock especially while experts were expecting the Fed to lower rates. When I asked to provide us with the funds back, she gave me a line about the Fed has nothing to do with mortgage rates which we knew was baloney. Then she changed and said it was really an origination fee. One that we weren't told about before.

AmeriSave Mortgage Corporation was the lender for my previous home, which was sold and paid off in XX/XX/year>. After the loan was paid in full, AmeriSave issued an escrow refund check to my former address. The check was returned to AmeriSave as undeliverable. AmeriSave never contacted me to notify me that the escrow refund check had been returned or that additional action was required. I only became aware of the issue after proactively following up. I submitted a change-of-address form requesting that the escrow refund be reissued to my current address. AmeriSave has refused to accept the address update and has declined to reissue the escrow refund, despite the fact that the original check was returned to them and the loan has been paid in full. The escrow funds belong to me, and AmeriSave currently retains the funds without justification.

I received a very convincing statement of credit denial for a residential mortgage loan, applied for in my name, from AmeriSave Mortgage Corporation. The letter gave a loan number, my information as the applicant and the principal reason for the denial of my loan ( insufficient credit files ). In addition, the letter states " Statement of Credit Denial - soft pull '' Because I have not applied for a mortgage loan, I was concerned that a loan had been applied for in my name. I called AmeriSave to find out that this letter was not due to me having submitted a loan application, but it is essentially a fishing scheme to get consumers to call them so they can sell their services to them. These are not their words, but my understanding after talking to them. There is no application submitted by me for a loan, there was no credit pull, it was a sales tactic to get me to call, then try to get me to participate.

XXXX payoff statement was represented as satisfying both the primary mortgage and an XXXX Partial XXXX attached to the property. I recently received a notice from HUD stating that the Partial Claim was never paid. XXXX XXXX XXXX conducted an internal review and issued a written statement confirming that XXXX management told them the payoff amount covered both the main loan and the Partial Claim, but that this information was incomplete or inaccurate. Because of XXXX incorrect payoff information, HUD is now attempting to collect {$11000.00} from me XXXX years later. I acted in good faith and relied entirely on the payoff information from XXXX. This error has caused financial harm, unjustified debt exposure, and significant stress.

I received a letter from Amerisave Mortgage Corporation dated XX/XX/XXXX regarding a Statement of Credit Denial for a mortgage that had an account number of XXXX. I haver never applied for a Mortgage from this company. I have not applied for any Mortgage from any company since XXXX. The letter states that my credit was denied for : " Our credit decision was based in whole or in part on information obtained in a report from the consumer reporting agency listed below. '' That agency was TransUnion. As a precaution against fraud, about two years ago, I locked my accounts with all three of the major credit reporting agencies. Specifically, XXXX XXXX XXXX. The letter does not indicate a loan amount, but did list that the " Statement of Credit Denial - Soft Pull '' provided reasoning for the denial. I have not and will not communicate with this company, but they need to be stopped from distributing this type of very legitimate appearing but fraudulent junk mail.

I applied for a loan with XXXX. They asked for a {$500.00} deposit to process the loan but it wouldn't be charged until the loan went through. I agreed. They ended up charging me and saying it was non -refundable after I decided to go with another lender that had better rates. Never was I told it was non refundable. Hello my name is XXXX XXXX. We purchased a house and Amerisave was our mortgage company. We had XXXX as our insurance and our policy was XXXX on the house, XXXX on contents, XXXX on our garage and housing if something would happen. XXXX rates raised alot and my fiance called amerisave to tell them we're shopping around for a better rate. They told us they have a company that would give us our same policy cheaper. The company was national general. So XX/XX/year> our cabin burnt down and 15 days after the fire we was told that all we had was structure insurance. We asked them 3 times if we was getting our same policy and they said yes. It took them almost 6 months to send us any money and they gave us XXXX we ended up with like XXXX after the took what we owed on the mortgage. We feel like we was robbed, lied to and taking advantage of. I never even knew there was just a structure insurance and there's no way we would of agreed to that.
