This is my second formal dispute regarding an account reported on my consumer credit reports I previously disputed this account through the consumer reporting agencies, and despite that, the furnisher/collection agency continues to verify the account as accurate without providing any competent validation of the alleged debt. To date, I have not received any documentation that proves I have a legal obligation to pay this account. The company has failed to provide basic validation such as a signed contract, a complete payment history, or proof of their legal authority to collect this debt. Additionally, the account contains multiple inaccuracies and inconsistencies, including : Reporting a credit limit on a closed account Inconsistencies between the last payment date and delinquency status Incomplete and misleading account details These issues demonstrate that the information being reported is unreliable and unverifiable.

Inaccurate and Inflated Balance XXXX XXXX XXXX Account I am formally disputed the balance being reported and collected for the XXXX XXXX XXXX account currently assigned to Fair Collection & Outsourcing. They did not respond. The reported balance is inaccurate and does not reflect the true accounting of the account. First, a {$3500.00} security deposit was paid and has not been applied or reflected in the balance. This omission results in a materially inaccurate amount being reported. Second, I was forced to vacate the unit and was denied the ability to continue tenancy despite my attempt to resolve the account. Payment fo r XXXX and XXXX was not accepted, and I was not permitted to remain in the unit. Despite this, the balance being reported includes charges for additional months ( XXXX and XXXX ), which were incurred after I was no longer in possession of the property. These charges are improper and not legally owed.

I am filing a complaint against Fair Collections & Outsourcing ( FCO ) regarding a collection account they are reporting on behalf of Invitation Homes, which I dispute as inaccurate and invalid. This alleged debt stems from Invitation Homes improper withholding of my security deposit and charges tied to documented deceptive practices that have been subject to enforcement action by the Federal Trade Commission, and I have provided supporting documentation including a class action lawsuit and FTC-related settlement materials. Despite this, FCO continues to report and attempt to collect the debt. I formally disputed the account and requested proper validation, including a current itemized breakdown and proof that the balance is not derived from unlawful charges ; however, FCO relied solely on the creditors confirmation and documents allegedly sent in 2022, failed to conduct a reasonable investigation, and did not provide adequate, current validation or address the legitimacy of the

This constitutes continued collection activity on an unvalidated debt in violation of 15 U.S.C. 1692g. I am submitting this complaint regarding a collection account reported by XXXX XXXX that I believe was improperly assessed, unjustly escalated, and inaccurately reported to the credit bureaus. In 2023, my family and I were required to terminate our lease approximately three months early due to an emergency relocation. We promptly notified XXXX XXXX of our circumstances and made every effort to fulfill our obligations in good faith. We paid the remaining rent owed for the lease term in full, with the understanding that this would satisfy our financial responsibility under the lease. Following this payment, XXXX XXXX asserted that additional amounts were owed. These included early termination fees, continued utility obligations through the end of the lease period, and the retention of our full security deposit. These additional charges were not reasonably justified, particularly given that the property was left in excellent condition upon our departure.

I owed FCO a balance from a prior renter 's debt I owed. I contacted them in XX/XX/XXXX to settle the debt and have it removed from my credit record.
