I paid off my loan in XXXX through a refi. Freedom Mortgage sent be a notice that they were mailing my refund check to me ( they have the correct address ). When it wasnt received I contacted them in XXXX where by they told me to wait at least 30 days. After 40 days I reached back out and was advised the letter was returned as undelivered ( I never have problems receiving my mail! ) and they would re-issue. When I waited another 30 days and had not received it I called again where the agent told me they would cancel and resend by XX/XX/year>. Now yesterday I received a letter from them stating that the original check is still outstanding and has not been cashed and will go to echeatment after 180 days! So nothing theyve told me is lining up. I believe they are holding this money ( probably not just mine ) and collecting interest on it illegally and not sending funds back to borrowers. Its over {$8700.00}.

I have been in contact with Freedom Mortgage several times a week and each time the funds are not credited properly and I do not understand any of the amounts they are telling me I owe to correct this problem. I have tried everything I know to do to correct this problem. Please me help me get clarification on this matter.

Since then, I have submitted multiple requests and have repeatedly followed up. Unfortunately, I have encountered significant issues throughout this process, including inconsistent information, conflicting guidance, and, at times, statements from representatives that have proven to be inaccurate. Each interaction has resulted in different answers, with no clear direction or progress made. At this point, despite my continued efforts, there has been no meaningful traction toward resolving my situation.

I made a payment on XX/XX/XXXX but I did not attest and therefore was informed via phone call to freedom mortgage on XX/XX/XXXX. On XX/XX/XXXX was also the day that I reapplied for loss mitigation. On XXXX XX/XX/XXXX i received both mail correspondence that my new loss mitigation application was received and a letter stating my previous LM plan failed due to rejecting current plan- again i did not complete attestation. On XXXX XX/XX/XXXX i received mail correspondence that i again was approved for a standalone partial claim with trial payments in XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX. Attestation was completed in mid XXXX and both trial payments were made in time for XXXX and XXXX.

During this deferment period, my automatic payments were canceled by the servicer. When the deferment ended, I reasonably expected my automatic payments to resume as they had prior to the deferment. I was not clearly notified that autopay needed to be manually re-established. As a result, a payment was missed unintentionally. Upon receiving notice, I immediately brought the account current by paying both months in full. The account has remained current since that time. I requested a goodwill adjustment from the servicer, but my request was denied without addressing the impact of the servicing transition and autopay cancellation. I refinanced my home in XXXX and requested they ( Freedom Mortgage ) not to withdraw the auto draft after the loan was paid off. They did anyway and said they would issue me a check within 2 weeks. That check would also have the remainder of the escrow balance. That check never came. When I called they updated the time and said 4 weeks. 4 weeks passed and they said it must be an issue with my post office. I contacted post office and spoke with mail man, no issues or mail waiting with them. I spoke with Freedom Mortgage again and they said they would send another check and it would take a minimum of 10 business days. I am now passed due on my XX/XX/XXXX mortgage and will be passed due on my XX/XX/XXXX mortgage payment as I was relying on that money to help support my mortgage payments. Each time I call them they give me the run around and say that the problem is on my end.

We have XXXX VA home loans serviced by Freedom Mortgage for XXXX different properties. We have auto payment enabled on both of them which gives Freedom Mortgage the ability to adjust payments so we always pay on time. For the last year and a half they have not adjusted payments on time which lead to late charges for us. I've had to call multiple times for both loans to get those late charges removed or applied to the mortgage to make up the difference of the loan. They have been servicing our loans for years without any issue when loan payments needed to be adjusted and it's only been in the last year and a half that we've run into issues with them not adjusting the auto payments on the correct schedule to avoid late fees. I am tired of wasting my time calling them to dispute the late charges which is why I'm filing the formal complaint.

In XX/XX/XXXX XXXX conducted an escrow analysis projecting my XXXX XXXX tax at only {$300.00}, declared a {$2100.00} surplus, and issued me a refund check. The XXXX XXXX tax bill paid in XX/XX/XXXX was {$2100.00} more than 7 times the projected amount. As a result my escrow went into a {$2500.00} shortage and my monthly payment jumped from {$2400.00} to {$2800.00} in XX/XX/XXXX. The $ XXXX shortage repayment spread was caused directly by Freedom 's projection error on a new construction property that had not yet received its full tax assessment. When I called to dispute this I was told Freedom can only use county-provided data, but no explanation was given for why their own prior $ XXXX escrow collection contradicted the XXXX analysis. I am requesting the shortage spread be waived.
