I, the consumer, formally disputed the alleged account and requested validation and verification of the companys authority to collect. The company failed to provide sufficient documentation within the time permitted under federal law and continued furnishing adverse information during an unresolved dispute. An estoppel notice was sent after expiration of the validation period, yet reporting continued. Due to failure to validate and continued reporting during dispute, I, the consumer, requests immediate removal of the tradeline.

I was overcharged by my County for my property tax by about {$4500.00}. The mortgage company paid it and increased by payment by {$1000.00} a month roughly. Clearly nobody can do that with the economy the way it is so I had to go back have a taxes reevaluated, a refund check sent, and then I made the difference up in the escrow account with Lakeview. This took a ton of calls with this company to get it right. After every payment I made they said the escrow would be evaluated and my payment will be corrected every time I have to call them to get any movement forward the payment went from {$3000.00} a month to {$2700.00} a month and I've had to call them again after the recent payment to get my payment reevaluated so that it's back to the original {$2000.00}. They have a XXXX review score of XXXX, these people should not be able to service mortgage loans they are absolutely horrible.

We have submitted a previous claim for this matter, we were told by all outlets we have complained to that we need to hire an attorney, we did so & XXXX XXXX XXXX Bank still did not acknowledge our attorney or our concerns. Now that we are in foreclosure they just answered to our attorney. As previous complaint mentioned they have mishandled our escrow funds when our account was bought from XXXX Bank. We paid half of the escrow to XXXX & were told to send all payments to XXXX & XXXX bank in XXXX, we sent the balance of escrow due to XXXX XXXX XXXX Bank bt they proceeded to expect us to pay the full escrow amount of {$5500.00} since XXXX did not forward the funds to XXXX XXXX XXXX bank. We paid mortgage every month accordingly. XXXX XXXX XXXX Bank continued to charge fees as if the escrow was not paid. They continued to cash our mortgage check up until this year of XX/XX/2026.

Lakeview Loan Servicing acquired my loan in XXXX. Our first payment, they drafted from my account a week early. Our second payment, they drafted from my account on XX/XX/XXXX then sent me a notice on or around XX/XX/XXXX stating my loan was past due. I logged into my portal and saw the XX/XX/XXXX payment was showing past due. I logged into my bank account and confirmed they did in fact draft from my account on XX/XX/XXXX. So, I contacted the business and was told that they did collect the money but had not applied it to my loan yet and that a ticket would be opened to have the payment applied. I was assured this would be addressed within a few business days. On XX/XX/XXXX, I received an urgent notice that my account was past due. I called them again and was told that the ticket was closed without the payment ever being applied. This is incredibly frustrating.

I refinanced XX/XX/year> near the time when property taxes were due The title company associated with the refinance was supposed to pay my property taxes In XXXX I checked if the taxes were paid and found they hadnt been. I ( errantly ) reached out to Lakeview to have them pay the taxes After they ( allegedly ) made the payment, I learned that the title company was responsible for those taxes, so I reached out to them as well. I learned the title company had paid the taxes but there was a posting error with their payment I reached out to the county, and they were able to correct the payment sent by the title company and the taxes were paid in full. After learning that their payment went through, I requested Lakeview get a refund back in my escrow account. This is where we are now. I have been reaching out to Lakeview weekly for updates and they keep telling me that it'll get resolved but it's been almost 5 months now with no progress

In XX/XX/XXXX, I applied for a loan modification due to my divorce. I was approved for a temporary loan modification on XXXX XXXX Loan # XXXX without requiring my former husbands signature. The terms of the trial modification required me to make three consecutive payments at the modified rate of {$2500.00}, without missing any payments. I successfully completed this trial plan. Around XX/XX/XXXX, I received an approval letter for the permanent loan modification along with the required paperwork to sign. I signed the documents on XX/XX/XXXX, and returned them via XXXX as instructed. No notarization was required, and I made copies of everything I submitted. Although my former husbands name still appeared on the paperwork, his signature section was left blank because he abandoned the family and his whereabouts are unknown.

I received an escrow analysis from my mortgage servicer, Lakeview Loan Servicing, servicing handled by XXXX, showing an escrow overage of {$3300.00} that would be refunded if my account was current. At the time, my mortgage account was delinquent with a total amount due of {$4100.00}. I contacted the company by phone to request that the escrow overage be applied directly to my outstanding balance so I could bring the account current. The company refused and stated that the escrow overage would only be released after the account is brought current. This position creates a situation where the servicer is holding a substantial amount of my funds while simultaneously requiring me to independently cure the delinquency, despite those funds being sufficient to cover the majority of the balance due. I made a good faith effort to resolve this directly with the company, including speaking with a supervisor, but no resolution or meaningful alternative was provided.

My account was recently transferred to this lender. I have been unable to contact the lender to confirm the account transfer and where or make payments electronically. I called the number three times after trying to register my new account with the company in which online I have received an error stating that the loan number and my SSN does not match. I called my previous lender whom stated that the account would be transferred on XX/XX/XXXX with payment expected on XX/XX/XXXX. However, I can not confirm this with Lakeview due to the telephonic automatic recording stating an error has occurred when I prompt to speak to a representative. I have been paying my mortgage on time each month with my previous lender to increase my credit score and to not have anything reflect negatively against my credit I would love from someone anyone from the company to contact me asap.

After closing, my loan servicing was transferred to Lakeview Loan Servicing as part of a servicing transfer, and I did not independently select Lakeview as my lender or servicer for refinance purposes. Following the transfer, Lakeview repeatedly contacted me over an extended period via phone, mail, and email encouraging me to refinance my mortgage. These solicitations occurred over several months, and I ultimately chose to respond when the offered opportunity aligned with a sub-6 % interest rate environment. Based on this outreach and my existing servicing relationship, I proceeded with a refinance application through Lakeview. During the application process, I was later required to address a title issue involving a life estate vesting. This issue was not clearly disclosed as a material underwriting risk prior to or at the outset of the application process.

I faced unemployment from XX/XX/XXXX and asked applied and got approved for forbearance which was extended to about XX/XX/XXXX. Once the forbearance was about to end I applied for a modification which I qualifies for because I had a stable job, occupied the property, and could afford new payments. During the call I verbally accepted and approved payments and sent an email with my signed documents to the email they provided. I was set to start my first payment for XX/XX/XXXX which I immediately set up a direct withdrawal from my bank for that payment. Thinking all was well and I have my home I didnt question a thing. I later on recieved a letter XXXX weeks that stated the plan was canceled because I denied the loan modification. I had a very hard time getting through but finally spoke with a worker that was able to help and escalate the issue and made me answer the same previous questions I had answered and allowed me to reapply for a loan modification again.

I am submitting this complaint regarding inaccurate credit reporting on my mortgage account. I entered into a loan modification agreement with my mortgage servicer on XX/XX/year>. Under the terms of this agreement, I have been making the required payments as agreed. Despite this, my mortgage account continues to be reported as delinquent to the credit bureaus. This reporting is inaccurate because I am in an active loan modification and am complying with its terms. I have attempted to resolve this issue directly with the servicer on XX/XX/year>, but the problem has not been corrected. This inaccurate reporting is negatively impacting my credit profile and causing financial harm. I am requesting that the servicer : 1. Correct the reporting on my account to reflect that I am current under the loan modification agreement 2. I was in a trial modification that requires 3 payments made payment one no issues from XXXX XXXX XXXX Made payment 2 assumed no issues then made payment 3 during payment 3 a letter came from lakeview and they said I had a failed 2nd payment from a XXXX account not found so they applied payment 3 as 2 then said I completed everything and congrats and I have that screenshot and then took it back denied me due to bank error. I asked it to be reopened and they will not approve me said it doesnt matter that its the banks fault and not my fault. I have begged for help as I cant see how a bank error stating an active account is closed is my fault and no one at LakeviewXXXX XXXX will listen to me at all. I feel with a bank error and then a Lakeview error stating that I completed the trial successfully they should be willing to reinstate my trial plan and stop my foreclosure. Please please help me. Im getting nowhere with them.

I was not told this was a forbearance that would require repayment. I relied on that explanation in good faith. Those funds were from my homeowners insurance payment from a claim to repair damages caused by a hail storm/tornado in XXXX of XXXX. Repairs were complete in XX/XX/XXXX. I have been attempting to receive those funds from XXXX in order to pay my contractor for the completed work since XX/XX/XXXX. I have attempted to file a complaint with their company due to the misinformation I have received on multiple calls that has directly delayed the release of my funds for almost XXXX months. I contacted Lakeview LoanCare about paying off a large portion of my mortgage to get the PMI dropped. I called multiple times to help me calculate the amount needed to remove my PMI. After i made the payment, they asked i pay {$300.00} for a BPO because this was a part of their process. To me this felt like a formality asnd while talking with the operator i asked is this typically goes favorably, i have a new construction home in a neighborhood where the lowest value home is $ XXXX. I didn't think there would be any issues, my home is XXXX XXXX XXXX at this time. However, their BPO came back XXXX under my home 's value, and they are unable to cancel my PMI. This just feels very scammy. I tried calling and talking to them, i tried to get documentation to help me understand. The BPO is absolute garbage ; this is not even close.

I have an FHA-insured mortgage loan. My servicer placed me into a trial payment plan as part of a loan modification review. The trial payment amount was approximately {$2500.00} per month, while my gross monthly income is approximately {$2600.00}. I made the first trial payment in good faith. Shortly after, I was removed from the trial plan and told I now owe approximately {$13000.00}. I was not provided with a clear or adequate explanation for why I was removed from the plan. This situation raises serious concerns that my servicer failed to follow FHA loss mitigation requirements. The trial payment offered was clearly unaffordable based on my documented income, and I should not have been placed into a plan that I could not reasonably sustain. Additionally, I was not properly evaluated for all available FHA loss mitigation options prior to or after removal from the plan.

XX/XX/XXXX, XXXX I called XXXX XXXX make my payment. To my shock and surprise, I was then told that the amount I owed was sold off to a law firm on XX/XX/XXXX to a Law firm. I was instructed by XXXX to call so I can get a reinstatement letter which will state the amount for me to pay. XX/XX/XXXX, XXXX I called the XXXX XXXX. XXXX, XXXX, XXXX, XXXX XXXX XXXX, XXXX XXXX XXXX XXXX XXXX XXXX XXXX, GA XXXX Phone : XXXX Ext. XXXX They told me to send a form of ID to them through email to get my reinstatement letter in 7 business days. I sent them my drivers license. XX/XX/XXXX, XXXX I called the law office to inquire about my reinstatement letter. I was told they are still working on it.

I am 100 % disabled through the XXXX and I am tax exempt from real estate, school, and township I believe. I got the local taxes made exempt already from my employer. I got my exemption letters sent to XXXX XXXX XXXX, my mortgage company, and XXXX XXXX. I also work for XXXX XXXX as a Veteran Service Officer. I know that as of XX/XX/XXXX all taxes were to stop being taken from me. I went round and round with the mortgage company after I got new home owners insurance in XXXX and they re-ran the escrow. I got a letter from my mortgage XX/XX/XXXX that says my escrow account is short- {$4100.00}. It shows my escrow ( Taxes and or Insurance ) went from {$490.00} to {$660.00} with a prorated shortage of {$340.00}. My monthly payment was {$2100.00} and went up to {$2600.00}. I paid the {$510.00} for the months of XXXX and XXXX. I went in and made the {$400.00} towards my escrow I was told to do from the representative I had on the phone.

Due to my husbands loss of employment coupled with excessive obligations, we reached out a year ago to XXXX for help in the form of a loan modification. We have been through loan modification three times ( we are now in the XXXX ) over the course of the last year. Originally we could handle the proposed payment. We paid as expected, every month for three months. We received documents to return to finalize the modification after the trial period. Every time we returned the documents, they failed through no fault of ours. Each time a new, higher payment was offered to us. Now were back to a payment that is too high, completely defeating the entire purpose of our modification request. Ive listed the reasons ( as relayed to me by XXXX XXXX for document failure. None of these reasons are our fault, yet we are the ones suffering.

On XX/XX/year>, I contacted the company and was told by a representative that my trial payment plan was successfully completed. Based on this information, I believed I had satisfied all required payments. At no point during that conversation was I informed that any payment was missing or had been returned. However, on a later call, I was informed that one of the required payments had been returned. This was never clearly communicated to me during the trial period or at the time I was told the plan was complete. I relied on the servicers statement that my trial plan was complete. If a payment issue existed, it should have been disclosed at that time so I could correct it.

I submitted a written Request for Information and dispute via certified mail to XXXX on XX/XX/2026 regarding my mortgage loan ( Loan ending XXXX ). XXXX confirms delivery and I have proof of receipt. XXXX acknowledged my request partially but has failed to provide the remaining requested documentation, including copies of any alleged trial payment plan or modification agreement that they claim I failed to complete. I have never received any such agreement or instructions. I also submitted a written request for reconsideration for FHA loss mitigation in order to retain my home. I have followed up multiple times in writing and have received no substantive response. Despite my active dispute and request for assistance, my loan has now been referred to a foreclosure law firm. I recently received correspondence from foreclosure counsel, even though my requests remain unresolved.
