I am filing a complaint regarding inaccurate credit reporting by LoanDepot on my mortgage loan. LoanDepot has reported multiple 30-day late payments on my credit report. However, my payment history shows that many payments were made before reaching 30 days past due. Several entries on my account statement also show misapplication reversals, indicating that payments were received but applied incorrectly by the servicer and later corrected. In addition, I frequently paid more than the required monthly payment amount. Instead of properly applying the full payment and holding the excess funds as required, LoanDepot sometimes returned payments or applied them inconsistently. These servicing errors created temporary delinquency statuses in their system that were later corrected internally. I am submitting this complaint regarding the improper termination of my trial modification and the rapid progression to a foreclosure sale date despite my good-faith efforts to comply. When my trial plan first began, I contacted the servicer and was misinformed by a representative regarding my payment requirements and timing. I relied on that information, and I was later penalized for it. I understand these calls are recorded. During a later trial payment period, I had funds available to make the payment, but I experienced a temporary loss of access to my phone and bank account due to a broken phone and two-factor authentication security requirements. I called Loan Depot as I needed to change my email address and I got nothing but a run around! They would not change it until I provided my home insurance policy number which I did not have readily available. I finally ended up calling my insurance company to get the policy number. I understand the need for verification due to all the hackers now. Since then I have been unable to sign into my account. When I try to call concerning this issue I get a main menu which only basically has XXXX options. I can not sign into my account now even when they send me a verification code. It keeps telling me I have to link my account which it will not do even when I type in my loan number and all information they want. I am writing to make a complaint about a refinance of my mortgage that was completed on XX/XX/year>. I reached out requesting a lower monthly payment but I was not made explicitly aware of a rate buy down of {$14000.00} that was baked into my loan. Essentially, my previous loan balance before the refinance was {$390000.00} and I ended up with a loan after refinance of {$420000.00}. I was made to believe that I was getting a lower rate of 4.85 % but in actual fact, this is only a delayed pain as all the equity I built in the home prior to refinance was eaten up by the new loan. However, loanDepot reported XX/XX/XXXX as 30 days late rather than properly attributing the delinquency to XXXX and reflecting XXXX as current once payment was made. Also XXXX payment was also made I provided proof of payment and requested that loanDepot correct the reporting to reflect the proper delinquency period and account status. loanDepot acknowledged the payment timing but refused to correct the reporting, stating that the reporting was accurate without addressing the incorrect reporting month or account status after cure. I had been speaking with LoanDepot for 7-10 days prior to the appraisal in hopes of getting a loan to secure home improvements and debt consolidation. They suggested an FHA loan, explaining that due to my credit, I would not qualify for any other type of loan. On XX/XX/XXXX an appraiser that was hired third-party through LoanDepot was sent to my home. On approximately XX/XX/XXXX I was notified that the appraisal came back with my home being listed as vacant, it was at this point the lender, LoanDepot asked for a letter of explanation.
