The company claimed they provided me with a written validation notice; however, I have never received such a notice. In the previous claim, Qualia agreed to send information without addressing the original violations.\n\nIn XXXX XXXX, Qualia initiated contact via a threatening phone call and contacted my family members without my permission. Under 15 U.S.C. 1692g, they were required to send a written notice within five days of that contact.

I was a tenant at the apartment and I am not disputing that I lived there. However, a {$990.00} rental collection account has been reported to my credit report for alleged floor damage after I moved out. The damage in question was minor and limited to a small area of flooring. It does not reasonably justify a {$990.00} charge. My full security deposit of approximately {$430.00} {$440.00} was already withheld. Charging an additional {$990.00} on top of the entire deposit is excessive and disproportionate to the level of damage. Based on the minor nature of the issue, the total amount being claimed appears unreasonable. I contacted the company and requested proper debt validation and a detailed, itemized breakdown of the charges, including documentation such as invoices, repair estimates, or contractor bills showing how the {$990.00} amount was calculated. The company has not provided any supporting documentation.

I am filing this complaint because I disputed inaccurate or incomplete information on my consumer report with a consumer reporting agency. Under 15 U.S.C. 1681i ( Fair Credit Reporting Act 611 ), the agency is required to conduct a reasonable reinvestigation, free of charge, within 30 days of receiving my dispute, to determine whether the information is inaccurate. The agency must notify the data furnisher, review and verify the accuracy of the information, and delete or correct it if it can not be verified. The agency must also provide me with written results of the reinvestigation, including a copy of my corrected consumer report, and notify me of my right to add a statement of dispute. In my case, the agency did not comply with these requirements. It failed to complete a reasonable reinvestigation and/or did not correct or delete unverifiable information within 30 days.

I have requested and received documentation proving this debt to be unverifiable as well as deleted from my account. It has been successfully deleted, however Qualia has contacted me stating this debt will still be attached to me. I do not claim this debt. I communicated legal matters to the management regarding this building and ultimately did not feel safe in these premises. I have also notified to staff the tenant utilizing this particular unit in question has illegally occupied it as an XXXX amongst another unit. Upon finding out and not agreeing to the decisions being made ; it resulted in retaliation towards personal affairs and business ; and has tried to get me kicked out my former apartment located in XXXX. I did not have physical access to this apartment. I have gotten bullied and gang stalked.

QCS is engaging in deceptive practices and making false representations to the CFPB. In their response to my previous complaint XXXX, QCS claimed they 'sent proper notice as required by law. ' This is a verifiable falsehood, as QCS does not have my mailing address, nor have I ever provided XXXX and I have never received any written correspondence from them. Furthermore, the initial contact from QCS was a phone call on XX/XX/year> where the representative made threats to place the debt on my credit if I did not pay. No legal disclosures ( Validation Notice ) were provided during the call, and because they do not have my address, they could not have mailed the required written notice within 5 days, violating FDCPA 1692g. QCS 's statement to the Bureauclaiming they will 'mail verification'is a further deception given their lack of contact info.

I am filing this complaint regarding an inaccurate rental debt reported by my former apartment management. In XX/XX/year>2025, I contacted the apartment management regarding disputed charges on my final statement. I had already paid {$1700.00}. In their written response, the management stated that the lease break fee was {$2100.00} and that the prorated amount had been corrected. However, the amount later sent to collections was {$3700.00}, which is significantly higher than the lease break fee they previously stated. I continued to follow up in XX/XX/scrub> 2025 requesting clarification and correction of the balance, as they had repeatedly indicated that the amount would be adjusted. Despite these assurances, no corrected final balance was ever provided to me. Despite the unresolved dispute and inconsistent amounts, the apartment management sent the alleged balance to a collection agency.
