I am disputing a collection account related to my previous apartment lease at ThXXXX XXXX XXXX The apartment had serious habitability and safety issues, including a severe water leak from a broken pipe in the ceiling that caused flooding and unsafe living conditions for my family. I submitted multiple repair requests beginning in XX/XX/year>, sent emails, mailed certified notices, and filed complaints with government agencies like the Attorney General 's office and XXXX Despite repeated notices, management failed to resolve the issue promptly. Due to these unsafe conditions, I formally notified management of my intent to terminate the lease under Texas tenant rights laws. Even after providing documentation and evidence supporting my dispute, the debt/account continues to be reported against me and is damaging my credit report and financial standing.…

XXXX XXXX, my wife, and I moved out of the apartment -- I worked with the GM and Senior Leadership, as the prior property manager was very much overcharging for move-out fees per the lease agreement. The property tried to charge us {$20000.00} to break the lease, vs what is stipulated in paragraph 10 of the Lease. The re-letting charge shows a charge of {$5500.00}. The property came back, offered to settle at {$8000.00}, we said no and received XXXX approval to pay {$4200.00}. ( You will see this reflected in the ledger ) I am filing a complaint regarding inaccurate credit reporting by Pro Collect. The account they are reporting is NOT valid as a collection because it was previously paid and resolved. I have provided Pro Collect with a paid letter and financial ledger from XXXX XXXX multiple times from XXXX to current confirming a XXXX balance. Despite receiving these documents, Pro Collect has refused to correct or delete the account and it continues to report as a collection.…

I am submitting this complaint regarding a collection account being reported by Pro Collect Inc in the amount of {$850.00}, originating from XXXX XXXX XXXX. This account is both factually inaccurate and legally questionable, and it continues to be reported despite clear inconsistencies and supporting documentation provided during prior disputes. Leasing office communications from XX/XX/year> further confirm that staff were aware of the circumstances surrounding my departure, including reference to a police report, and that payment discussions at that time centered around the {$370.00} amount.
On XX/XX/XXXX of 2025 I filed out paper work with XXXX management to move out of The XXXX apartments. On that day they filled out a paper that I and my wife signed that said we owed {$3400.00} for our final statement. When the final statement came XX/XX/year> we paid in full {$3600.00} after taxes and fees. On XX/XX/year> I received a final statement including a check in the mail with a move out credit of- {$680.00} which was a portion of the deposit and credit for over paying. Then in XXXX we were contacted by a worker from XXXX saying they didnt see our payment so we sent proof and they issued us a final account statement that was signed saying we owed {$2800.00} and we paid {$3600.00} with taxes therefore we were credited for over paying and were told we were all set a mistake on their end. Now we again are being told we didnt pay but have bank statement screenshots, final statement screenshots, screenshots of the check that they sent for over paying.…
This debt collector has done unjustifiable practices of the FDCPA which it prohibits. They furnished this account that we didn't agree upon and I didn't sign an agreement on. A legal contract is signed by two parties and I did not participate in any of it. they didn't follow the proper XXXX validation procedure. According to the FDCPA, Im entitled to compensation for these violations and clearly, they violated my rights and abused my privileges. I demand this account be taken off immediately. I feel very violated and this is causing stress.
I am filing a new complaint regarding continued attempts to collect and report an unverified and inaccurate debt. This account was previously reported as a duplicate across credit bureaus, and one duplicate has already been removed, confirming inaccurate reporting. Despite multiple disputes and a second formal validation request sent on XX/XX/2026, the company has failed to provide sufficient documentation establishing that I am legally responsible for this debt. The company instructed me to contact them directly, which I did, but I have received no response or validation. The account continues to be reported without proper verification. This is a violation of the Fair Credit Reporting Act, as the information being reported is inaccurate and unverified. I am requesting immediate deletion of this account from all credit reporting agencies unless full and proper validation can be provided.
I am disputing a collection account reported by ProCollect , Inc. for approximately {$6400.00} related to a prior apartment lease. This amount is inaccurate. At the time of my move-out, I received documentation showing that I owed approximately {$2000.00}, not {$6400.00}. I have retained records supporting this lower balance. I submitted a dispute with XXXX requesting verification of the reported amount, specifically asking for an itemized statement showing how the balance of {$6400.00} was calculated. XXXX responded that the account was verified, however, no documentation or itemized breakdown was provided to support this amount.…
ProCollect is trying to collect an apartment debt that I dispute. I believe the amount is inaccurate. I requested validation, including the lease, final ledger, itemized move-out charges, and proof of responsibility. The balance is still being reported, but I dispute the accuracy and completeness of the amount and reporting. If the company can not verify the debt and amount as accurate, the account should be corrected or deleted.
I am submitting this complaint regarding a disputed collection account reported by ProCollect on behalf of XXXX XXXX Apartments in the approximate amount of {$7900.00}. On XX/XX/XXXX, I submitted a formal dispute and request for validation of this debt. In response, I was provided only a lease and a generic move-out statement, without supporting documentation such as invoices, receipts, work orders, or photographs to substantiate the charges. I made additional follow-up attempts in XX/XX/XXXX but did not receive any meaningful response. I also filed a complaint with the Washington State Attorney General in XXXX. Following that process, ProCollect indicated a willingness to remove approximately {$3200.00} related to flooring charges, demonstrating that the original balance was overstated. Despite this, the remaining balance has not been substantiated with proper documentation.…
Dear CFPB : I am disputing this debt collection from Procollect on the grounds that I did not sign a lease agreement. I made it abundantly clear in all my communication with the XXXX XXXX that I was not going to live in the apartment because they engaged in false advertising by promoting a rate for their 4x4 bedroom unit that they did not honor. I have attached to this dispute the false advertisement text message that clearly shows that a 4x4 bedroom apartment unit was promoted for {$150.00} but for which the apartment failed to honor. The apartment had a good lead time to rent the apartment to someone else which they did. I did not enter into any agreement with the apartment.…
I have an amount from ProCollect Inc. of {$2000.00}. I was falsely shown as being evicted by my apartment complex for not paying charges to fix the apartment ( blinds, molding, etc. ) that I was never made aware of. I have tried to contact the collection agency multiple times to come to an agreement and explain the situation. They will not let me speak to anyone about my account and say I am only able to via email. The emails I have been given all automatically send my email back as they do not exist. They say I can not speak to anyone or ask for a pay-to-delete for the fraudulent charges. This collection agency also uses abusive and disgusting language when speaking to people and say you need to give them a reason as to why they should help you. It is also virtually impossible to even make a payment if you try. I highly recommend reading online reviews because they seem to illegal practices on thousands of people.

This letter serves as my formal notice of dispute under the Fair Credit Reporting Act ( 15 U.S.C. 1681 ) and a request for debt validation pursuant to the Fair Debt Collection Practices Act ( 15 U.S.C. 1692g ). The accounts in question are as follows : XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX Pro Collect , Inc. On XX/XX/XXXX, I received an alert on my credit report regarding a collection account from Pro Collect, with the original creditor listed as XXXX XXXX XXXX XXXXXXXX XXXXXXXX XXXX XXXX for the amount of {$370.00}. I dispute this debt in its entirety. I have never resided in the state of XXXX, nor have I attended college or applied for housing in the United States that would result in such a charge. In XX/XX/XXXX, I received a phone call from the collection agency attempting to collect this debt. In XX/XX/XXXX, they contacted my daughter regarding the same matter. During these communications, the agency demanded payment but failed and refused to provide any documentation verifying the validity of the debt or proving that I was ever a tenant or applicant. I have documentation to support my actual residence during the time in question and can confirm that this account does not belong to me.…
On XX/XX/XXXX, Pro Collect, Inc. placed a collection account on my XXXX credit report in the amount of {$11000.00}, allegedly on behalf of XXXX XXXX XXXX XXXX XXXX, a property located in Florida. I have never resided in Florida. I have never entered into any lease agreement with XXXX at XXXX XXXX XXXX or any Florida-based property. This account was opened fraudulently using my personal identifying information without my knowledge or consent. This is a matter of identity theft. On XX/XX/XXXX, I filed an official Identity Theft Report with the Federal Trade Commission at IdentityTheft.gov confirming that this account is the result of fraudulent use of my identity. I have also filed a dispute with XXXX under FCRA 1681c-2, which requires that any information resulting from identity theft be blocked within 4 business days of receipt of the required documentation not the standard 30-day investigation timeline. Dear CFPB : I have disputed this account several times and Procollect in its submission to the CFPB has twice submitted that it has instructed the three credit bureaus to close the account. XXXX in its submission to the CFPB said that I am a victim of identity theft. Yet XXXX, Procollect and XXXX are refusing to delete the collection record from my credit report. I am pleading with you to bear influence on this case so that justice will be served. I have maintained through out my dispute that I did not live at the XXXX XXXX and did not receiving a housing service from the XXXX XXXX. I have provided documentary evidence toward this. Yet, Procollect, XXXX and XXXX are refusing to abide by what they themselves submitted to the CFPB that the collection record should be deleted from my credit report.…

I dispute a collection account reported by ProCollect Inc. for {$8200.00} related to XXXX XXXX XXXX. I vacated the unit on XX/XX/XXXX at approximately XXXX PM, returned the keys, paid a reletting fee, and the property retained my {$350.00} security deposit. After I vacated, the unit was re-rented shortly thereafter. However, the account includes {$8200.00} in charges that I dispute as inaccurate, unsupported, and improperly calculated. On XX/XX/XXXX, I sent a written request for debt validation. On XX/XX/XXXX, I received a response that included only a partial tenant ledger and did not provide proper validation. I replied the same day requesting additional documentation, including proof of the re-rent date, the new lease start date, and a full explanation of how the balance was calculated. I have not received this information. Under XXXX XXXX XXXX XXXX, landlords must mitigate damages by making reasonable efforts to re-rent the unit.…
Creditor/Collection Agency : PROCOLLECT , INC - Original Creditor : XXXX XXXX XXXX XXXX - Account Balance : {$10000.00} - Date Opened : XX/XX/year> I am disputing this account because I believe it is inaccurate and/or not valid. I request that you conduct a full investigation into this matter in accordance with my rights under the Fair Credit Reporting Act ( FCRA ). Specifically, I request verification of the following : - Proof that this debt is valid and belongs to me - A copy of the original lease or agreement bearing my signature - Documentation showing how the amount of {$10000.00} was calculated - Proof that PROCOLLECT , INC has the legal right to collect this debt If you can not provide proper verification, I request that this account be removed from my credit report immediately.
I am disputing a debt being reported and/or collected by ProCollect Inc. related to a former apartment lease. I vacated the unit on or around XX/XX/XXXX due to significant mold exposure that impacted the habitability of the apartment. Prior to moving out, I made efforts to address the issue, including cleaning the affected areas. I have photo documentation of the mold and the condition of the unit. Due to the unsafe living conditions, I was unable to continue residing in the unit. Despite this, I was later charged for damages and lease related fees in the amount of approximately XXXX which were subsequently sent to collections and are now being reported by ProCollect Inc. I dispute the validity and accuracy of this debt. The charges do not reflect my legal responsibility as a tenant given the presence of mold and the resulting habitability concerns. Additionally, I have not been provided with sufficient documentation to support the amount being claimed.…
I am writing in regard to a collection account from ProCollect Inc that is currently being reported on my credit report. I do not recognize the alleged debt, including the original creditor or the amount claimed. Pursuant to the Fair Debt Collection Practices Act ( FDCPA ), I am formally requesting full validation of this debt. Please provide documentation verifying that this debt is accurate and that your company has the legal right to collect it, including but not limited to the name of the original creditor, the original account number, the amount owed, and any supporting contracts or agreements bearing my signature. Please note that this letter is not an acknowledgment of responsibility for the alleged debt, nor is it a refusal to pay. It is a request for verification as required by law.
At the end of XX/XX/XXXX, I moved out of my apartment due to XXXX XXXXXXXX XXXX XXXX military orders. I gave notice, left the keys in the drop box because the office was closed, and called the next day to confirm they were received. I was told yes. Later, I discovered my credit had been negatively impacted after the company claimed I owed {$4000.00} in rent and fees through XX/XX/XXXX. I dispute this because I had already vacated by the end of XX/XX/XXXX. Their records are inconsistent, showing XX/XX/XXXX move-out activity and photos dated XX/XX/XXXX and XX/XX/XXXX, yet later stating notice and move-out occurred XX/XX/XXXX, while also claiming no notice was given. The photo records are inconsistent because similar photos of the same areas of the apartment appear under XXXX different XX/XX/XXXX dates. It is unclear whether those dates reflect when the photos were actually taken or when they were later uploaded, which directly affects the timeline being used to support the charges.…
I am disputing a {$440.00} collection account reported by ProCollect. This debt originates from a prior apartment lease where my {$1800.00} security deposit was applied by the landlord toward rent and administrative fees upon move-out. I vacated the unit on XX/XX/XXXX, after discussing an early move-out with the leasing office for approximately two months. I was informed that no additional balance would be owed and that my only responsibility was to return my keys and parking pass. My rent and utilities were paid during my occupancy. Despite this, additional charges were later applied, including a utility charge dated XX/XX/XXXX, after I had already vacated the unit. I attempted to contact the landlord regarding these charges but received no response. On XX/XX/XXXX, I sent a certified debt validation request to ProCollect requesting documentation supporting the validity of the alleged debt, including an itemized breakdown and proof of charges after vacancy.…
Subject : Request for Removal of Incorrect Collection Account To Whom It May Concern, I am submitting this complaint regarding an inaccurate collection account being reported on my credit report by Pro Collect , Inc. The account in question relates to a debt originally owed to my former apartment complex. However, this debt was paid directly to the apartment complex, not through Pro Collect, Inc. I made multiple attempts to contact Pro Collect prior to making the payment, but they failed to respond or provide any way for me to resolve the balance through them. Because Pro Collect did not facilitate or process this payment, they did not collect on this account. Despite this, they continue to report the account on my credit report as a collection, which is misleading and inaccurate. I am requesting the complete removal of this collection account from my credit report.…
I am filing this complaint because Pro Collect Inc. has failed to respond to multiple debt validation requests and has continued collection activity without providing proof of the debt. This debt was placed on my account on XX/XX/XXXX. On XX/XX/XXXX, I sent a formal written request for validation via tracked mail. XXXX records confirm the agency received and signed for this request on XX/XX/XXXX, at XXXX p.m. The XXXX tracking number is XXXX. It has been over 30 days since receipt, and the agency has failed to provide any documentation or evidence that I owe this debt. In addition to my validation requests, I also reached out to the agency to discuss an amicable resolution to this matter. Despite my multiple attempts to communicate and settle any potential dispute, the agency has remained completely silent and has failed to respond to any of my inquiries.…
ProCollect is in violation of 12 CFR 1006.30 ( Regulation F ) regarding " debt parking. '' My credit reports show that ProCollect began reporting this debt in XX/XX/XXXX. However, ProCollect did not provide me with a validation notice or establish communication before this reporting. I only received the first validation notice on XX/XX/XXXX. The notice itself is dated XX/XX/XXXX. Under Regulation F, a collector must not report a debt to a credit bureau until they have sent a validation notice and waited a reasonable time ( 14 days ). ProCollect reported this debt XXXX months before sending the required notice. Furthermore, the collector is in violation of 15 U.S.C. 1692e for misrepresenting the legal status of the debt. The underlying charges ( totaling approximately {$200.00} ) are legally barred under Georgia O.C.G.A. 44-7-33 due to the landlords documented failure to maintain mandatory move-in inspection records.…
I am filing a complaint regarding inaccurate and improperly reported debt related to a former apartment lease. I entered into a written mutual lease termination agreement with my apartment, confirming a move-out date of XX/XX/XXXX, and that no adverse reporting or collections would occur. Despite this : - I was not provided a final bill until XX/XX/XXXX, after multiple requests - The account was sent to collections ( ProCollect, Inc. ) on XX/XX/XXXX, before I received any bill - The amount reported to collections ( {$230.00} ) does not match the billing statement ( {$140.00} ) - The charges are based on an incorrect move-out date ( XX/XX/XXXX instead of XX/XX/XXXX ) - A {$40.00} account credit was not applied - A claim was also submitted to a third party ( XXXX ), which is now attempting to collect, creating multiple parties pursuing different amounts I disputed this account with all three credit bureaus : - XXXX removed the account - XXXX verified it without addressing…
I was notified randomly about a collection of debt owed to XXXX XXXX XXXX in XXXX, FL not from the apartment complex itself but via XXXX dark web reports. This was an online phone digital app notification viewable through my credit account arriving to my email. This notification appeared secondarily after I received an unexpected notification from XXXX XXXX via email about a change in my credit score due to an outlying collection. This occurred on XX/XX/XXXX in the late XXXX hours EST. After investigating the report through XXXX accessible via XXXX XXXX XXXX account, there was no specific information listed about the amount owed until I scrolled through to the bottom of the notification indicating this outlying amount was third party generated through the fraudulent company Pro Collect , Inc. It simply listed a previous place of residence, XXXX XXXX XXXX without any other details categorizing the requested debt amount of {$200.00}.…
XX/XX/year> provided ProCollect with court documents showing the debt was XXXX and change at which time XXXX XXXX said they will reduce debt to {$8200.00}. I agreed and asked him to provide documentation on the agreed amount. He said he couldn't do that, just to send them that amount. XXXX Called again, very rude, insulting, threatening gentleman would not provide his name, didn't know what I was talking about and hung up. XXXX Spoke with XXXX XXXX again. he again said yes to {$8200.00} and again said send it, it is in the notes. Still no documentation stating agreed amount mentioned above. XXXX Called again, gentleman was harassing would not provide his name and told me to send them {$12.00}, XXXX prior to XXXX they refused any payment plan and hung up on me. I am submitting this complaint regarding a disputed debt collection account. I previously contacted the company to dispute the alleged debt and requested proper validation of the amount being claimed. Specifically, I requested a full itemized statement of charges, the original lease agreement, and documentation showing how the balance was calculated, as I have received conflicting information regarding the total amount allegedly owed. Despite my request, the company failed to provide sufficient validation or a clear explanation of the balance. Instead, I received a response stating that my settlement offer was Denied, without addressing the disputed balance or providing the documentation requested. Because the account remains disputed and the balance has not been properly validated, I believe the company may be attempting to collect an amount that is inaccurate or not properly substantiated.…
