I am filing this complaint against Rocket Mortgage for violation of RESPA 12 CFR 1024.33 regarding improper late payment reporting following a servicing transfer. My mortgage loan was transferred from XXXX XXXX to Rocket Mortgage, with Rocket beginning servicing on XX/XX/XXXX the same date my monthly payment was due. Rocket Mortgage has explicitly disabled recurring/autopay for my loan. Their own customer portal displays the message : 'Recurring payments are not available for this loan. ' I have screenshots documenting this. My payment history prior to the transfer was perfect, with consistent on-time payments in XXXX, XXXX, XX/XX/XXXX, and XX/XX/XXXX. The XX/XX/XXXX payment was not collected due to the servicing transfer. Rocket Mortgage subsequently mailed default notices in XXXX and XX/XX/XXXX. I brought the account fully current on XXXX XXXX XXXX day XXXX of the 60-day RESPA grace period prior to expiration of Rocket Mortgage 's reporting restriction under 12 CFR 1024.33.

I refinanced my home with Rocket Mortgage, who acted as the Settlement Agent for the transaction. Rocket Mortgage possessed a valid Payoff Statement from my previous servicer ( XXXX ) which explicitly required {$610000.00} to pay off the loan by XX/XX/XXXX. However, Rocket Mortgage negligently wired only {$610000.00} on XX/XX/XXXX. Because Rocket Mortgage underpaid the required wire amount by approximately {$1300.00}, the payment was rejected by the servicer. This rejection caused the loan to remain open past the reporting deadline, resulting in a " Past Due '' mark on my credit report and the accrual of additional interest. Admission of Error : Rocket Mortgage has admitted in writing that this was their error. In an email dated XX/XX/XXXX ( attached as " Exhibit A '' ), their representative stated : " it appears the payoff was not updated to reflect the full amount.

I initiated a mortgage application with Rocket Mortgage in late XX/XX/2025 for a home purchase in XXXXXXXX XXXX The agreed closing date was XX/XX/2025. Throughout the process, I provided all requested documentation within days of each request. All initially requested documents were submitted more than XXXX weeks before the scheduled closing date. My loan XXXX, XXXX XXXX, repeatedly assured us- both directly and through my real estate agent - that we were " good on timing '' and that the loan would close on schedule. On XX/XX/XXXX, after several missed planned calls with him, we finally got a hold of him and confirmed all the documentation we had sent. He also confirmed in writing, This is the XXXX XXXX, that we needed to move forward. On XX/XX/2025, my realtor confirmed with the loan XXXX that we were clear to proceed, with the closing simply shifting to approximately XX/XX/XXXX due to the XXXX holiday bank closures.

I was approved for and enrolled in a Trial Period Plan ( loan modification ). I made every single trial payment on time and as agreed. As of XX/XX/year>, my servicer 's own portal confirms " Trial Period Plan Complete '' and states they are now preparing my final loan modification documents. Despite my compliance with every term of the trial plan, my credit report currently shows the account as 120+ days delinquent for the months I was actively making payments under the servicer-approved plan. This reporting does not accurately reflect the status of my account. I was not ignoring my obligation. I was making payments under a formal agreement approved by the servicer.

Normally, escrow only increases a small amount each year, but this year it went up significantly due to higher property taxes and insurance. I believe Rushmore Servicing is over charging me on my escrow account for the year XXXX to XXXX. On XX/XX/XXXX, I contacted Rushmore Servicing concerning my escrow account after receiving my new escrow analysis. The new escrow analysis stated that my escrow account had surplus funds of {$200.00}. and this amount was being refunded. However, at the time I was two months behind on my mortgage payments. Therefore, my escrow account should have been missing {$1300.00}. But according to the escrow analysis it was already at a surplus. I contacted the mortgage company to explain the discrepancy. However, their response was that there was no discrepancy. That although they refunded me the {$200.00}, I was still responsible for the {$1300.00} in escrow payments for the same year as the refund surplus. This does not make any sense.

I made my required mortgage payment, plus an additional {$190.00} towards my principle, {$1600.00} total, to bring my balance under $ XXXX. However, the additional payment was not applied towards my principle, it was applied towards my following month 's payment. Again this month, I paid {$1500.00}, with {$1200.00} being the balance of the payment due, so I attempted to pay {$280.00} towards the principle. They owe me interest and they need to correct the payment appropriation correctly. I do not trust these people! Every post on their FB page is people with complaints ... many of whom, like me, were Mr Cooper customers. I will attempt to contact them tomorrow. Interestingly, if you want a new loan, they are available until midnight, but if you're an existing customer, they close their phone lines at XXXX to you.

The standard 12-month repayment spread will cause an undue financial hardship due to a severe spike in my monthly payment. I contacted Rocket Mortgage 's servicing department on two separate occasions recently to request a standard hardship accommodation : spreading the escrow shortage over 24 months. On both calls, the frontline representatives promised a callback from a specialist authorized to process this request. Rocket Mortgage failed to return either call and has completely ignored my hardship request, leaving me facing a pending, unmanageable payment spike. They are failing to properly evaluate a borrower for hardship options and failing to execute basic servicing communications regarding account management.

The customer service representative just stopped talking. He finally stated that the supervisor was busy and they would call me back. I have asked for the check to be reissued and overnight delivered or sent electronically. Rocket mortgage has held over {$1000.00} XXXX for over a month.

In the meantime, the Company 's attorney in the court filings claim that I did not make a payment for a long time and never made any efforts to pay, it is all lies. this entire default is the company 's own creation, the company blocks payments, makes the arrears bigger and bigger, this should be a crime. In XX/XX/XXXX, I filed both for Loan Modification and a short sale application. the company sent a letter stating that they denied the modification because I had applied for another program too, i.e. short sale. while the company was still holding an active sale date and postponing it, it took months for my real estate agent working with the XXXX, a buyer, an escrow company, there were offers, the company countered, the buyer accepted it, and kept waiting.

Rocket Mortgage is holding insurance proceeds from tornado damage and delaying the release of my overage refund for an unreasonable amount of time ( 2030 days ). These funds belong to me, and the servicer has not provided a valid explanation for the extended hold period. Details of the Problem : My home suffered tornado damage, and my insurance company issued a check made payable to me and Rocket Mortgage. I endorsed the check and mailed it to Rocket Mortgage so the funds could be applied to pay off my mortgage. According to the tracking information, Rocket Mortgage received the check today, and it was signed for by I. XXXX. When I contacted Rocket Mortgage to confirm receipt, they told me it would take XXXX hours before the check even appears in their system. They also informed me that issuing the refund of the overage approximately {$220000.00} would take 2030 days.

I am filing a complaint against Rocket Mortgage due to exorbitant fees. We refinanced through Rocket in XXXX of XXXX but now in XX/XX/XXXX we are in the process of selling our home. For some reason, Rocket has charged excessive fees and have not stated what these fees are for. Also, they lied to the title company and said we paid a partial payment for XX/XX/XXXX mortgage. We paid the entire payment on XX/XX/XXXX. The fees that they claim we owed are {$4900.00} in interest, {$260.00} in additional interest ( what is this for ), {$120.00} late fee ( for XXXX since our current lender told us not to pay since they received a payoff ), Reconveyance Fee {$10.00}, Recording Fee {$50.00}, and XXXX {$180.00}. The numbers were actually over $ XXXX until they had to correct the issue with XXXX. These companies are stealing from consumers especially with additional fees and do not spell out what they are for.

I am unable to access my tax forms for XXXX. Their website does not accept my login credentials. I tried to use the chat feature on the website, but it just goes to a virtual agent that can not help. When I try to chat with a live agent it just says that the demand is high and try again later. When I call the support number, it also uses a virtual agent that only gives you a few options, none of which apply to my issue, and none of which let you speak to a real person. If you don't choose of of the listed options, it just hangs up on you. There is no means that I can find of contacting a live person to resolve my issue.

I tried resetting my password several times and tried chat and calling. Chat says they are at capacity and can't take any more requests no matter when I try. When I called I could only get a recorded message. The first one tried to help get logged in but had me do the same things I already did and when I said I needed an agent it disconnected. Now when I call back the recording offers to send me a link to their website but nothing that offered assistance getting logged in. I believe the lender has an obligation to make these documents accessible post closing

I am XXXX. 9 years ago my significant other and I applied for a loan through Quicken Loans .. Now Rocket. Because my credit rating and income was lower than his, they advised us to have just him on the loan to get better interest rate. I had to sign a document that I ok 'd the loan, would be responsible for the loan in the event he did not pay and I would be on the deed as successor. XXXX Died XXXXXXXX When I needed to talk to the lender about mortgage insurance payment missing they would not talk to me even though all the paperwork stating I was responsible is in their file. I had to send a death certificate, they said they couldn't find it and I also sent in a requested Certified Deed. I was then allowed to speak to them. On Sat XX/XX/year> I received a letter in the mail that his son was put on as successor. His son has nothing to do with this property and every thing we owned we held jointly as survivor or successor if one of us dies. We have wills stating the same.

The company has been calling and emailing me numerous times to say that my payment was late. I checked the site and noticed that they never credited my account with a payment made on XX/XX/XXXX. On XX/XX/XXXX, I called them and let them know that I had proof of payment for XXXX from my bank and they needed to credit my account and stop messing up my credit. He said that he could only see my payment from XX/XX/XXXX. The agent then told me to email the proof of payment, as he could not do anything to help because he was not in that department. He also reassured me that I would no longer get calls or emails. On the XXXX at XXXX, I emailed my proof of payment to : XXXX. I never heard anything back. I tried a multitude of ways to get access to my account at Rocket Mortgage but it does not show my mortgage account. I even tried the website for XX/XX/XXXX but it does not recognize my account anymore. So I have no way of getting access to my current mortgage information - neither at the XX/XX/XXXX website nor on the Rocket Mortgage website. Looking online, it seems that I am not alone. There are many other irate people in the same situation without being able to access their account. Some, who seem that did not have autopay, are having their lives made miserable by not being able to access their account to make a payment and are being hit with late fees. And getting in touch with customer service - either via online chat or telephone is next to impossible.

On Friday XX/XX/XXXX I was notified via email that Rocket mortgage was asking to start foreclosure on my home. I am currently with my loan and dont understand why this is happening? I spoke to a woman in rocket mortgages XXXX department since I am in an XXXX XXXX at the moment. She stated to me that she doesnt understand why this was happening since I am current on my payments. She told me to contact my XXXX lawyer and have them ask rocket mortgage lawyer where their grounds for this are coming from. Immediately after the sale I was notified of an escrow shortage and my payment went up. I would just like to be sure I dont lose my home falsely since Ive stayed diligent on staying current on my loan.

Based on my records XXXX review of the escrow activity, the correct surplus amount is {$2100.00}. Rocket Mortgage is issuing a refund of only {$1400.00}, leaving a discrepancy of {$750.00} that has not been explained or justified.

In XX/XX/XXXX I submitted an application for loan modification after I missed some payments. My XXXX XXXX XXXX son was experiencing XXXX complications and XXXX XXXX challenges including XXXX ideation requiring XXXX treatment. This caused unexpected expenses and so I applied for the modification. I received a letter stating that they received my application on XX/XX/XXXX. I heard nothing else from them and called periodically to check on it and they said that it was under review. I asked if I should pay some on what I owed and they said that I should wait unless I could pay all that was owed. I called again in XXXX and they told me that they were missing pay stubs even though I had sent pay stubs. I sent these pay stubs in and received an email stating that they received my email with attached pay stubs on XX/XX/XXXX. These were sent to XXXX different email addresses that were given to me when I called in. I then received a letter on XX/XX/XXXX saying that they needed pay stubs.

I was shopping around for a home mortgage loan and XXXX of the lenders was Rocket Mortgage. I am a first time homebuyer and wasnt walked through any of the documents that they wanted me to e-sign. I paid {$250.00} for an appraisal that never happened and I withdrew the loan proposal before that. The event disclosure form that they provided shows that they are charging me {$360.00} total for credit reports and {$180.00} per person so XXXX me and my wife. My wife, nor I have any hard pools on our credit reports, and my wife never signed the advanced disclosure form anyway no one told me while shopping for this loan with Rocket Mortgage that the appraisal fee, which is being re-labeled as credit reporting fees were nonrefundable or else I wouldnt have gone through with paying for the appraisal. Im a retired XXXX combat veteran and this is my first home.

XXXX XXXX hit in XXXX. I still have not received my final insurance Loss Claim check from XXXX. They are requesting a copy of my Settlement Document from litigation. I have NO idea why THEY dont have a copy of this. But I got the requested document from my attorney and attempted to upload it on their insuranceclaimcheck.com portal but it is not letting me login to upload. I called XXXX and they said the user name should be my email. So i put that in. My password was saved on the website. That combination didnt work so I clicked reset password link. I sends no link to my email to reset password. Ive tried several times. Ive tried resetting user name link several times also with no reply to my email. I tried finding a number to call but there is none on that website. So i called XXXX back and told them the problem. They put me on hold and keep transferring me in a loop that gets me nowhere.
