In a response to a prior complaint United Wholesale Mortgage admitted to a series of their own errors that they described as " unacceptable. '' They said that they would reverse negative credit reporting because those reports were the result of their errors. Since then, they have sent new negative credit reports to credit agencies. My account is current and the company continues to send negative credit reports. I want this fixed immediately. And I want a full and real explanation about how/why to company continues to make mistakes that harm me and my wife financially.

At that time we entered loss mitigation. In XX/XX/XXXX we were offered a deferral agreement. We accepted the agreement prior to the deadline. The agreement was never implemented by the company. I am writing to formally raise concerns regarding my mortgage experience with United Wholesale Mortgage ( UWM ), which has resulted in significant financial hardship and XXXX for my family. I originally closed on what was represented as a VA one-time close construction loan on XX/XX/XXXX. However, the loan provided by UWM was, in fact, a two-time close VA construction loan, contrary to what was advertised and agreed upon. Subsequently, UWM transferred my loan internally to another department and opened a Home Equity Line of Credit ( HELOC ) without my knowledge or consent. Additionally, UWM failed to timely apply the interest rate protections afforded under the Servicemembers Civil Relief Act. I refinanced my mortgage ( United Wholesale Mortgage ) going into the new year of 2026. I was told I would be skipping my XXXX and XXXX payments and resuming payments in XXXX. I was on a autopay at the time for my old mortgage and I was not able to stop the autopay, I called my mortgage at that time to see if they could help stop it and the rep told me it was too late to stop it and that the payment would be pulled. At that point I told her I would dispute it and the rep said ok and did not inform me that if I was skipping that payment and the payment was still made this would be considered a overpayment and I would get those funds back on the escrow check. Consumer Financial Protection Bureau XXXX : Formal Complaint Against United Wholesale Mortgage I am submitting this formal complaint against United Wholesale Mortgage regarding my mortgage loan and the lack of proof of fund disbursement. I executed a promissory note in connection with my mortgage loan ; however, I have never received any direct evidence that the loan proceeds were disbursed to me or on my behalf. On XX/XX/year> a payment was made to our mortgage company United Wholesale Mortgage in the amount of {$4500.00}. United wholesale mortgage is stating the payment was never received due to insufficient funds. However they did successfully take the money. After they took the money they tried to withdraw it XXXX more times after that for some odd reason which is why it is showing insufficient funds. We have sent numerous faxes showing bank statements and have provided letters from our bank proving the money was successfully taken. No resolution has happened and our mortgage loan is now showing in default.
I am a XXXX veteran and have a tax exemption from my country for 100 % of my property taxes. I received the documentation of this back in XXXXXXXX XXXX XXXX. I requested an escrow analysis by United Wholesale Mortgage at that time. I spoke with customer service representatives over 5 times regarding the issue over a period in excess of 90 days. I then received a notice that my payment was increasing because of a escrow shortage. It still listed my estimated property taxes I am exempt from. I can not get the company to property assess my escrow and reduce my payment.
I have an insurance claim that was paid to me and my mortage company. The process wherein the mortgage company holds my funds and releases them is intentionally delayed so the mortgage company can make money off the interest of my benefits. They sent partial funds and do virtual reports that are wildly inconsistent and inaccurate and do not process payments within the timeframe that allows for work to be completed. I submitted ceritificate of completion from my contractor 7 business days ago and they have not sent funds in over 10 business days. we have time stamped geo marked work wherein the inspector claims work was not performed. 95 % of the work was performed and they gave 42 % on interim report. Much of the work was completed before the file was even opened that they claim wasn't performed. They have no incentive to respond. There incentive is to delay and minimize payments so they can make money.
I bought my home in the spring of XXXX from XXXX XXXX. XXXX XXXX sold my mortgage to United Wholesale Mortgage in XX/XX/XXXX. I refinanced in XX/XX/XXXX with United Wholesale Mortgage. United Wholesale Mortgage sold the mortgage to XXXX in XX/XX/XXXX. The problem is UWM did not close down the first lien. I am trying to sell my house and the satisfaction note for XXXX XXXX, XXXX XXXX. UWM is not taking ownership of their mistake and redirecting me to the other mortgage companies. I have talked to them and they say UWM is the one that needs to provide the Satisfaction Note. I am at a point where I may lose my seller ( we were suppose to close on XX/XX/XXXX ) but even worse, I can't sell my house at all until this is resolved. This is causing financial struggles on my end currently and I don't know what else to do.

So I refinanced my Loan with United Wholesale Morgage ( UWM ) last XXXX, since them, when I received my first letter, I been trying to set up my account on their website and app, but every single time it says that my account or SSN doesn't exist, I made 5 phone call with the company, where agents tell to fix the problem, and nothing, I send my payment true my chequing account every month at the 2nd my due day, and every month I receive a call 4 or 5 days later from their automatic system, that is a call from collection, I think that this is harassment, their collection system recognize my loan, but their regular automatic system doesn't, and even talking with them 5 times and explaining the problem, they don't do nothing about it, That's is the reason of my complain, and unfortunately I can't just go with other companies, because I have to wait for 270 day to do it, and if I change by own it apply closing cost, and that is not feasible for not one
To make this succinct, XXXX was 4 months late paying my taxes to the city, even though I repeatedly called them over the 4 months. They withdrew the payment from my escrow XX/XX/year>, but could not give me any kind of tracking number to prove that they sent it to the correct place. They then, In XX/XX/year> recalled this payment, and sent out a new one complete with late fees because they admitted they were wrong, This payment did not arrive to the city until the end of XX/XX/year>. I made XXXX payment toward the end of XXXX. It left my bank account, processed on my bank end and mortgage end and then was reversed on XX/XX/XXXX ( and never returned to my bank account ). XXXX payment was was processed on both ends XX/XX/XXXX, then reversed on XXXX, never to return to my bank account. The mortgage company says its an XXXX internal banking issue, and the bank is saying its a mortgage issue since the funds were present. The bank end sees more than enough funds in account, the mortgage being paid, and thats that. At the closing of our mortgage refinance, with United Wholesale Mortgage which we signed on XX/XX/year>, we were told we would receive a refund of approximately {$3000.00} within XXXX days. As of today, we have not received those funds. After multiple attempts to contact the bank and being unable to reach anyone for some time, we finally spoke with a representative who assured us the refund would be deposited by XX/XX/year>. That deposit did not occur. On XX/XX/XXXX, we contacted United Wholesale Mortgage again to inquire about the delay. The representative we spoke with apologized and stated the refund would be deposited no later than XX/XX/XXXX. However, she also informed us that the refund amount would only be {$300.00}, which is significantly less than the {$3000.00} we were originally told to expect. United Wholesale Mortgage is reporting a XXXX late payment on my XXXX mortgage account. This information is inaccurate and appears to have been reported during a mortgage servicing transfer. The servicing transfer to the new servicer occurred on or about XX/XX/year>. During the transfer period, payments and account reporting were in transition between servicers, and delinquency information should not have been reported incorrectly as a result of the transfer. This inaccurate late payment reporting has negatively affected my credit report and caused issues with consumer screening. I have disputed this error and requested that the company investigate and correct or remove the inaccurate delinquency status being furnished to the credit bureaus. I am requesting that the company update my credit report to reflect accurate payment history and ensure no improper late payment is reported from the servicing transfer period.
My loan was in forbearance. It ended in XXXX. They lost my paperwork repeatedly while I applied for loan modification. I was finally approved in XXXX with the first payment due in XXXX. I mailed the payment but they sent it back to me. They are threatening foreclosure. I have called them every 2 weeks for 6 months. No one knows whats happening including the attorney that theyve hired for the foreclosure process. Meanwhile I am locked out of my account online. No one returns calls and they XXXX sent back my mortgage payment all while reporting my mortgage 4+ months delinquent. My credit report is trash. Ironically theyve done the same exact thing to my daughter who is not in loan modification and her payments are up to date. They have trashed her credit too. In my opinion UWM ( United Wholesale Mortgage ) is looking at a class action lawsuit.
I am filing a complaint regarding inaccurate mortgage reporting that has continued despite disputes and certified correspondence. My mortgage with United Wholesale Mortgage was transferred to another lender. However, the tradeline continues to report that the account was XXXX days past due even after the transfer occurred. When a mortgage is transferred, the prior lender must report a XXXX balance and stop reporting delinquency. Continuing to report late payment history after the transfer is inaccurate and misleading and is causing significant harm to my credit profile. I have already disputed this information and allowed more than XXXX weeks for investigation and correction. Although the servicer responded at that time, I never received a clear written accounting of my payments, escrow activity, or confirmation of whether any overpayment was made. I am requesting a full payment history, escrow analysis, and written confirmation of how each payment was applied, whether any overpayment exists, and whether any refund or credit is owed to me. If an overpayment is confirmed, I request that it be refunded to me or properly applied to my loan balance. I am requesting a detailed written explanation with dates, amounts, and calculations. I called the contact, no response. I received a letter from XXXX and XXXX- I have called them several times. XX/XX/year> - the automotive systems says to email XXXX. I emailed them. No response via email. XX/XX/year> - I sent another email to loss mitigation for UWM and to XXXX From my understanding I have a forbearance/Repayment plan, then I received a denial letter, then not account info and told I was in active foreclosure. This has been a complete disaster. The lender and the Foreclosure contact has been no help at all. I have yet to receive any information, the Loss Mitigation/Mortgage Assistance packet, nothing. COMPLAINT SUMMARY I am filing this complaint regarding serious mortgage servicing failures that resulted in improper default notices, ignored disputes, credit damage, loss of business funding, and foreclosure activity. DETAILED DESCRIPTION In XX/XX/XXXX, servicing of my mortgage loan transferred to United Wholesale Mortgage. Immediately after the transfer, my payment amount became incorrect due to failure to apply a XXXX temporary buydown. Autopay was disrupted. I paid the higher incorrect amount in good faith and contacted XXXX repeatedly ( XXXX calls ). I was later instructed on recorded calls not to pay while the issue was investigated and was told credit would not be negatively affected. This complaint is against United Wholesale ( " UW '' ). My loan number is XXXX. I closed on my townhouse on XX/XX/XXXX. At that time, I was assured, through emails and insurance agent, that UW had all of the current insurance information. Some time in XXXX, XXXX, right after I closed, I was advised by UW that they did not have my hazard insurance information and forced placed insurance would be added and paid out of my escrow. I had already prepaid interest through XX/XX/XXXX, and as of XX/XX/XXXX, my principal balance was only one cent. Because mortgage interest accrues solely on the outstanding principal, no additional interest should have accrued after that date regardless of when the payoff was processed. However, UWMs automated system generated two different payoff statementsone in XXXX and another in XXXX significantly different refund amounts. The XX/XX/XXXX payoff statement showed that UWM owed me {$21000.00}, while the XX/XX/XXXX payoff statement showed only {$16000.00}, a difference of about {$5500.00}. The sole change was the interest to payoff date, even though my principal remained effectively zero. This discrepancy strongly suggests that UWMs system misapplied its standard payoff logic to your unique situation, calculating additional interest that could not have accrued. I spoke to a rep from United Wholesale Mortage company this morning, but he was very rude and did nothing but lecture me regarding if the late payment were to be moved to the end of the loan how would I even be able to make the payments in the future. I told him at leas it would be a start over but again he wasn't willing to help me solve my issue. My mortgage servicer improperly caused and charged a property tax penalty due to an escrow payment error for my XXXX XXXX XXXX property taxes. The total XXXX tax bill was {$6800.00}. The servicer paid only {$3100.00} from escrow on XX/XX/XXXX, leaving a large unpaid balance. Although sufficient funds were available in my escrow account, the servicer failed to pay the full amount by the statutory deadline. The remaining balance was not paid until XX/XX/XXXX, which caused a tax penalty and interest of {$250.00} to be assessed by XXXX XXXX. That penalty was then paid from my escrow account. The servicer claims that the penalty is my responsibility because a corrected tax bill was mailed to my property address.
