I am filing this formal complaint against Carrington Mortgage Services for direct violations of RESPA Regulation X ( 12 CFR 1024.41 ), which is creating an artificial delinquency on my account and blocking my access to mandatory loss mitigation options. My account ( Loan XXXX XXXX ) is currently past due following the conclusion of a post-forbearance period. This past-due status is a direct result of Carringtons automated billing system refusing to accept my standard monthly mortgage payments. I have achieved full income recovery and am fully willing and able to resume my original monthly payments immediately, but my funds are being actively rejected by the servicer because of the outstanding forbearance balance. On XXXX, XX/XX/year>, per the explicit instructions of a Carrington Loss Mitigation Specialist, I submitted a formal, written loss mitigation application via email to XXXX.…

Carrington Mortgage Services assessed and collected a mortgage late charge that directly contradicted its own written monthly statement. Carringtons monthly mortgage statement dated XX/XX/XXXX, covered the payment due XX/XX/XXXX. It expressly stated : If payment is received after XX/XX/XXXX, a {$0.00} late fee will be charged. The payment coupon also showed that the late charge after XX/XX/XXXX would be {$0.00}. I relied on Carringtons written statement and made my regular mortgage payment on XX/XX/XXXX, after Carrington finally corrected an escrow issue that had remained unresolved for several months. Despite its statement showing a {$0.00} late charge, Carrington issued a Notice of Late Charge stating that it assessed a {$250.00} charge on XX/XX/XXXX Carringtons payment history contains another conflicting amount. It shows that Carrington applied {$13.00} of my XX/XX/XXXX payment to a late charge.…
I applied for a modification because my income changed. I was given a payment that was equal to what the original payment was with a higher interest rate. I try explaining to the lender I am requesting a modification to lower the payment or interest rate because I want to keep my home
To Whom It May Concern : I am respectfully requesting the assistance of the Consumer Financial Protection Bureau regarding a Mortgage Protection Insurance ( MPI ) policy that I believe was obtained through XXXX XXXX in connection with my mortgage loan. From approximately XXXX through XXXX ( or until the loan was transferred ), a Mortgage Protection Insurance ( MPI ) policy was established to protect the remaining mortgage balance in the event of the borrower 's death. This type of policy is designed to pay the outstanding mortgage balance directly to the lender. At the time, the remaining mortgage balance was approximately {$74000.00}.…
I am filing a formal complaint regarding Carrington Mortgage Services ' handling of unauthorized duplicate mortgage payments and its continued failure to provide a timely refund despite repeated notifications and numerous follow-up attempts. My mortgage servicing was transferred from XXXX XXXX XXXX Carrington Mortgage Services. As part of the transition, only two mortgage payments were authorized. Instead, Carrington initiated four scheduled payment withdrawals from my bank account. The following payments were deducted from my account : * XX/XX/XXXX * XX/XX/XXXX * XX/XX/XXXX After noticing the error, I immediately contacted Carrington on XX/XX/XXXX, before the fourth scheduled payment could be withdrawn. I was able to prevent the fourth payment from being processed ; however, by that point, three payments had already been deducted from my account when only two should have been. Since XX/XX/XXXX, I have made numerous attempts to resolve this matter directly with Carrington.…
I filed for a hardship modification. They never informed me of all the changes that could occur if the modification was approved. I was already in a hardship situation. My XXXX month trial payment was more than double my original loan payment and once the trial was over, the final monthly payment according to the modification was even higher than the trial payments by over {$300.00}. Our mortgage payment now is three times the original, for a " hardship ''. They also raised the interest rate from XXXX XXXX XXXX XXXX XXXX without my knowledge and included in the modification a balloon payment of over {$110000.00} that will be due in XX/XX/year>. I contacted management and their customer advocacy department. After being insulted and told that I should sell my home if I can't afford the new payment, I was told there was nothing anyone could do.
I submit this complaint regarding Carrington Mortgage Services continued handling of my disputed mortgage account. The foreclosure and ownership of my property have been actively litigated and remain the subject of a pending appeal before the XXXX XXXXXXXX XXXX XXXX. I had financial hardship and got behind all my loan applied for mortgage assistance after three months they said during that time they were gon na stop payments until I got approved and when I got approved almost a month later they said they had to increase to XXXX my monthly payment again for XXXX, XXXX and XXXX and after that trial period it would go back to normal at XXXX I finally landed a job, but it was so low paying it took until this month that I finally landed a good paying job to where I can make the payments I was able to make the XXXX payment just fine and had XXXX scheduled, but when it was scheduled, it didnt try withdrawing the money until five days after I had it scheduled so by the time they took the money out there wasnt enough in there for the full amount and when I called to talk about it, they told me to wait a few days and to call back and when I did, they canceled my assistance program and when I checked my last statement, it showed that they increased the…
XXXX called me on Friday to tell me they're STILL reviewing my complaint. The woman couldn't answer what they are investigating. After she lied to me and began talking over me, I impolitely told her to go do various things. The previous complaint is XXXX They have since charged over {$500.00} in fees, " lost '' another payment. They changed the payment amount again. They're probably violating the FDCP Act, with regard to the current " missing '' payments, so I'll pursue that separately..
I am filing this complaint against Carrington Mortgage Services , LLC ( " Carrington '' ) for a severe violation of the Real Estate Settlement Procedures Act ( RESPA ) regarding mandatory servicing transfer notice requirements, which directly caused inaccurate negative credit reporting for XX/XX/XXXX on my credit reports ( Loan # XXXX ). My account is current. Carrington Mortgage Services is using a third-party vendor ( XXXX ) to withhold a final insurance draft disbursement of {$99000.00} on a {$610000.00} claim. The repairs are substantially finished and we have received a Certificate of Occupancy, and Carrington is acting in bad faith by retaining my property insurance proceeds, causing immense financial distress and preventing the final closeout of my property restoration.
For several years, the borrower has repeatedly requested that Carrington Mortgage Services evaluate refinancing the existing VA-guaranteed mortgage loan by adding XXXX XXXX as a co-borrower so that her income could be considered in underwriting a new loan. The purpose of the requested refinance is to reinstate the loan, satisfy the existing indebtedness, avoid foreclosure, and preserve the borrowers ' homeownership. Despite these repeated requests, Carrington has never conducted a meaningful evaluation of this refinance option. Carrington has never advised that the refinance request was submitted to underwriting, has never issued a written approval or denial, has never identified any underwriting analysis that was performed, and has never explained why this requested home-retention option has not been evaluated.…
I am submitting a complaint regarding servicing of my FHA mortgage ( Loan # XXXX, property XXXX XXXX XXXX XXXX, XXXX, OH XXXX ) by Carrington Mortgage Services. Contradictory information about my forbearance plan. On XX/XX/year>, a representative confirmed my plan was active and told me to advise after XX/XX/XXXX whether I could pay three months or proceed to loss mitigation. On XX/XX/year>, during a single phone call, two representatives gave conflicting cancellation dates one said the plan was cancelled that day, the other said about a month earlier. These contradictions within one call show their records are unreliable. Cancellation without notice. I received no written or verbal notice that my plan was cancelled. I only learned of it on XX/XX/year>. Online account contradicts them.…
Carrinston Mortgae took over my loan from XXXX XXXX. I made my first payment on time. My XXXX payment did not process, well say computer error. I was not aware of this until I received the following months bill. At that time, I paid immediately both months and called. they reported me 30 days late to the credit bureaus and said it was federal policy that they do this and nothing they could do, they also told me that they tried to reach me about the payment, I received random spam calls asking me to call them. With off the offers calling and due to it not stating anything about my bill I did not call. especially since I thought I paid. I had a great history with XXXX XXXX and this is not showing up on my credit report either. At this time my report is still saying needs attention due to them not reporting the monthly payments that I have made. If being late is a federal policy isn't being on time also? I was new to their computer system and paid right away.…
EMERGENCY FORECLOSURE SALE DATE : XX/XX/year> SERVICER : Carrington Mortgage Services , LLC TRUSTEE : XXXX XXXX, XXXX ( XXXX Affiliate ) I am filing this emergency complaint to report a severe violation of CFPB XXXX XXXX ( XXXX XXXX XXXX ) regarding dual-tracking and loss mitigation procedures. For the past XXXX years, Carrington Mortgage XXXX has intentionally kept my loan modification process in chaos. Every time I submitted a loss mitigation package, the servicer engaged in a perpetual document loop, claiming items were missing, wrong, or expired to avoid completing a review. I recently received a final letter from XXXX explicitly stating they have removed me from the loan modification program and will refuse to look at any further documentation. Immediately after issuing this refusal to review my active file, XXXX scheduled a foreclosure sale for XX/XX/year>, using their in-house affiliate trustee, XXXX XXXX XXXX XXXX.…

Contacted carrington mortgage about removing late payments that are being reported to credit agencies during a covid XXXX forbearance period. I /we were told that they wouldn't be a reflection on our credit. But carrington mortgage is still reporting all forbearance payments late or unpaid on our credit. We were also told that we needed to make XXXX months of on time payments when coming out of the forbearance in order for carrington mortgage not to foreclose on our house, in which we complied. And are still being told we cant touch the equity in our home. This issue is not allowing use to pull equity from our home, and countless other things.
This property is a rental property. I have two mail issues. 1.Carrington used inflated rental numbers to approve my loan after we put down {$66000.00}. The estimation was {$1900.00} to {$2000.00} but the local rent is {$1400.00} to {$1500.00}. 2. According to my loan documents Carrington was supposed to only mail to my Mailing address. Instead, they sent over 20 notices to the property address even after I made request for them not to.
Consumer Financial Protection Bureau Complaint Subject : Request for Executive Review and Goodwill Adjustment Carrington Mortgage Services , LLC To Whom It May Concern : I respectfully request the assistance of the Consumer Financial Protection Bureau regarding my mortgage servicer, Carrington Mortgage Services , LLC . I am not disputing that my mortgage became XXXX, XXXX, and XXXX days delinquent. Rather, I am requesting that Carrington conduct a thorough executive-level review of my account and consider a goodwill adjustment due to extraordinary circumstances that were beyond my control. I am a longtime customer, a small business owner, and the founder of my small business. For years, I maintained my financial obligations and worked hard to build my credit and provide for my family. My financial circumstances changed dramatically when my company became the subject of litigation seeking approximately {$6.00} XXXX in damages.…
I am filing this complaint against Carrington Mortgage Services , LLC for a failure to properly report my mortgage payment history to the XXXX major credit bureaus XXXX XXXX XXXX XXXX XXXX ). I have a XXXX, FHA-insured mortgage serviced by Carrington ( XXXX Number XXXX XXXX. I have been making regular, on-time payments on this loan for years. However, I recently discovered that Carrington has completely failed to report my positive payment history to any of the credit bureaus. Under the FHA Single Family Housing Policy Handbook 4000.1, FHA-approved servicers are required to regularly report full-file credit data to the major consumer reporting agencies for federally backed loans. By withholding my active, positive payment history, Carrington is in direct violation of HUD/FHA servicing guidelines. This failure to report has caused material harm to my credit profile, as it completely hides years of excellent payment history that should be positively impacting my credit score.…

The servicer is relying entirely on the XXXX Promissory Note to claim I am not a borrower. However, XXXX XXXX Official Records ( Book XXXX, Page XXXX ) show that the recorded Security Instrument explicitly defines XXXX XXXX XXXX as 'Borrower '. Because the bank 's own historical contract documents contradict each other, they are wrongly classifying me as a XXXX open-market buyer. Per my XXXX Warranty Deed and XXXX divorce decree, I demand the bank resolve this internal structural conflict by processing a formal marital Release of Liability for XXXX XXXX.
I am a Confirmed Successor in Interest and the sole legal owner of this property following a completed probate process. Carrington Mortgage Services is fully aware that the title has been transferred legally into my name and that my deceased parents ' names have been removed. Despite my confirmed status, Carrington is operating in direct violation of CFPB rules. First, they have failed to assign me a Single Point of Contact ( SPOC ) as required under 12 CFR 1024.40. Second, they are actively refusing to evaluate the estate for a short-term forbearance to cover an active real estate listing. They are falsely telling me my only choices are liquidation options ( a short sale or a deed-in-lieu ), which would unfairly strip away my equity. I am requesting federal intervention to force Carrington to halt liquidation pressure and evaluate me for a temporary forbearance so my realtor can complete our traditional market sale.

I finished a modification trial period in XX/XX/XXXX. For XXXX payment I called Carrington Mortgage Services and spoke to a representative about final modification documentation ( which I never received and am still waiting for ) and was told to pay the same amount I paid during the trial period in XXXX. For the past 3 days XX/XX/XXXX, and XXXX of XXXX ) I've called to make the payment but only got a recorded message that the company will be closed XX/XX/XXXX and XXXX in observance of the holiday, is receiving high call volume and can't take calls. Customers are told to use the automated phone system or go online to pay. For both forms of payment, the set amount is significantly higher ( {$3500.00} ) than what Im supposed to pay ( which is the same amount I paid during the trial period ( {$3200.00} ) and neither of these will allow me to pay the lower amount. The recording hangs up and doesn't give an option to speak to anyone. I feel like this is a set up to failure.…
The servicing of my mortgage loan was transferred to Carrington Mortgage Services , LLC effective XX/XX/year>. After the transfer, I identified what I believe are errors on the account, including a loan number mismatch and incorrect amounts being claimed as due. On XX/XX/year>, I sent Carrington a formal Notice of Error and a Request for Information, as permitted by RESPA and Regulation X. I received an acknowledgment on XX/XX/year>, stating that I would receive a response by XX/XX/year>. Carrington responded on XX/XX/year>. However, the response did not investigate or address the specific errors I identified, and it did not provide any of the documents I requested. I also received a Notice of Intent to Foreclose based on this disputed delinquency. Additionally, my credit report shows the account status as " Paid, Closed, '' which contradicts Carrington 's claim that I am in default. I am currently unable to resolve this issue with Carrington directly
Have tried to work with XXXX on several levels with no help except making things worse. They now say that we owe XXXX to save our home from foreclosure. The sale date is set for XXXX XXXX. We are at our last resorts here. We have been denied and removed from our help application from XXXX and they are continuing with the foreclosure without even giving us time to appeal or reapply and sending the correct documents.
On XX/XX/year>, this mortgage account was paid in full and completely extinguished. Because the loan was fully satisfied, my contractual obligation to make monthly payments ceased as of that date. However, due to a timing overlap, an automated ACH debit was mistakenly drafted from my checking account on that same day ( XX/XX/year> ). Because this loan was already paid off, I contacted my financial institution to reverse this unauthorized draft because XXXX refused to. I spoke to XXXX again on XX/XX/year> and they told me they are keeping my entirety of my payment because I owed them interest. This is simply not true because my account was paid in full. Carrington Mortgage Services has subsequently withheld approximately {$5100.00} of my escrow balance refund.…
This is a high-priority complaint regarding severe mortgage servicing transfer and loss mitigation violations under RESPA and CFPB Regulation X. My home loan was transferred to Carrington Mortgage Services in XXXX. At the time of the transfer, I was in an active, approved Trial Payment Plan ( TPP ) inherited from my previous lender. Carrington was legally required to honor this plan seamlessly under 12 CFR 1024.41 ( k ). Carringtons system initially blocked all payment processing during onboarding until after XX/XX/XXXX. Despite this, I successfully made two trial payments in XXXX of XX/XX/XXXX of {$1800.00} and XX/XX/XXXX of {$1800.00} ( covering the XXXX and XXXX obligations ), Our payments are {$1800.00} but we have to pay a two dollar telephone fee ; which XXXX accepted and processed. Over the XXXX XXXX holiday weekend, my wife and I attempted to process our third and final TPP payment for XXXX via Carrington 's online portal.…
