I opened this account online after seeing a promotion offering a bonus for meeting certain deposit requirements. At the time of opening the account, I followed all the required steps, including entering all promotional codes. I initially deposited {$100.00} as required, and later deposited over {$1000.00} as stated in the promotion. Some of these deposits were made via transfer from another bank, which typically takes a few days to complete. The funds have already been received in my account and can be verified. In addition, I also received direct deposits into the account and met the stated requirements. Before this issue, I contacted the bank multiple times, and I was told that everything was completed correctly and that I just needed to wait a few more days for the bonus to be credited. However, when I contacted the bank again, I was suddenly told that I am not eligible for the bonus, without any clear or consistent explanation.

I have an open account with Vio Bank, and they are charging me overdraft fees with an inactive account they will not let me close. When reached over the phone, I'm told the only way to close the account is by providing the exact date in which the account was opened, which I do not have. I'm told the bank will continue to charge me overdraft fees until they are eventually sent to debt collections.

I am filing this complaint because my mortgage servicer, XXXX XXXX, is denying me access to FHA loss mitigation options based on a misapplication of HUD guidelines. I was recently on an FHA Trial Payment Plan ( TPP ). Due to an unexpected banking issue, a trial payment made at the end of the month was returned for insufficient funds ( NSF ). The servicer canceled the trial plan but failed to notify me of the rejected payment or the plan cancellation until after the trial month had fully passed, denying me a timely opportunity to cure the administrative issue. Furthermore, the servicers loss mitigation department stated that per " FHA guidelines, '' I am completely barred and disqualified from applying or qualifying for another loan modification for a full calendar year. This statement directly violates HUD Single Family Housing Policy Handbook 4000.1. Under FHA loss mitigation guidelines, a failed or unexecuted trial payment plan does not trigger a multi-year lockout restriction.

Dear [ Recipient Name ], I am writing to formally lodge a complaint against XXXX XXXX regarding the unfair treatment and processing of my loan modification applications. My initial attempt to modify my loan was met with repeated rejections of notarized documents, despite my efforts to comply with customer service guidance. Although I was assured by your representatives that I had sufficient time to submit the paperwork, the modification was closed a week early. My request for a review was subsequently denied due to this timing discrepancy. I recently reapplied for a second modification, which was approved. During this period, my home was placed into foreclosure. I was explicitly told by your staff that the foreclosure would be reversed and that no further action was required on my part. I requested that the mortgage servicer continue processing the XXXX XXXX request for the estate property without requiring me to complete a loan assumption package. I explained that I am acting solely in my capacity as XXXX Representative of the deceased borrowers estate and am not seeking to personally assume the mortgage loan. As a result, the short sale process appears to be delayed while the property remains in active foreclosure. I requested clarification regarding the servicing requirements and asked that the short sale review proceed without conditioning the process on a personal loan assumption.

XXXXXXXX XXXX has confirmed me as the successor in interest, and I provided the death certificate and the probate court order that legally transferred title to me. Despite this, XXXX refuses to send the assumption packet and keeps demanding an executors deed, which does not exist because the court order itself transfers title. For months, XXXX has delayed the assumption process and blocked me from applying for loss mitigation, even though Regulation X requires servicers to treat confirmed successors as borrowers and provide access to loss mitigation options. Because of XXXX refusal to process the assumption or provide the packet, the loan is now delinquent and at risk of foreclosure.
