Mortgage· Trouble during payment processFL

Begining XX/XX/year> I received a XXXX insurance check this year after a 4 year battle with my insurance company. We received the check and my wife and I endorsed and sent to my Mortgage company for disbursement. In speaking with my mortgage company before hand they said the would be returning a XXXX payment to start repairs on my house, then balance as needed for additional repairs, according to the law. Upon receiving my check they then informed me, because I missed a payment, they would be feeding me money as needed for repairs on my house. Frustrated, I was told there was no other option. They sent me XXXX for deposit for roof, then sent the rest upon inspection. Then they dispersed another check for stucco repair, which has been done. My house has been in shambles awaiting for the paint money and sealer money, and I have had to use my own money to buy sealer for the exposed stucco to seal it because we have no paint.

Checking or savings account· Opening an accountTX

I opened this account online after seeing a promotion offering a bonus for meeting certain deposit requirements. At the time of opening the account, I followed all the required steps, including entering all promotional codes. I initially deposited {$100.00} as required, and later deposited over {$1000.00} as stated in the promotion. Some of these deposits were made via transfer from another bank, which typically takes a few days to complete. The funds have already been received in my account and can be verified. In addition, I also received direct deposits into the account and met the stated requirements. Before this issue, I contacted the bank multiple times, and I was told that everything was completed correctly and that I just needed to wait a few more days for the bonus to be credited. However, when I contacted the bank again, I was suddenly told that I am not eligible for the bonus, without any clear or consistent explanation.

I submitted an outgoing wire transfer request that was never processed. There was no written confirmation, rejection, or explanation provided by the bank. I spent several hours on the phone over multiple days, placed multiple callback requests, and spoke with more than XXXX different representatives. No one followed up, and my account was not closed. As of today, my funds remain inaccessible. This is related to a previously submitted CFPB complaint # XXXX. The last complaint was closed before I was able to respond. Here are my questions for the servicer : 1. The interest rate dropped from 7.380 % to 6.750 %, why when the national market rate around late XX/XX/XXXX2025 was roughly 6.26.3 %.? 2. Why did my loan jump from 30 to 40 years with not much difference in the monthly payment? Summary : I am filing this complaint regarding XXXX XXXX handling of my insurance loss draft claim. What should have been a straightforward disbursement process has instead become nearly a month of delays, contradictory information, poor communication, lost records, system failures, and repeated administrative mistakes that have significantly delayed repairs to my home. After spending nearly a year fighting with my insurance carrier to obtain the funds necessary to repair my home following a catastrophic loss, XXXX has become the primary obstacle preventing those repairs from moving forward. Every month these repairs are delayed costs me approximately {$6300.00} in additional housing and related expenses. This complaint is not based on a single mistake. It is based on a continuing pattern of negligence, poor administration, and failure to properly manage insurance proceeds.

To Whom It May Concern : Please accept this letter as a formal Notice of Error pursuant to Real Estate Settlement Procedures Act ( RESPA ) Regulation X, 12 C.F.R. 1024.35.I am writing to formally dispute the recent denial of my loss mitigation application. My account is currently approximately 7 months past due with total arrears of roughly {$17000.00}. MidFirst Bank XXXX Incorrect Use of Automated Prior Plan Limits : MidFirsts denial letter dated XX/XX/year> states that I am non-approved because my loan 'exceeded the limit for defaulted trial plans. ' Under FHA/HUD Single Family Housing Policy guidelines , a prior trial plan issue does not permanently strip a borrower of their right to a manual underwrite. Because my income is verified and fully capable of maintaining the current monthly payment, MidFirst is required to review my file manually for a standard capitalization modification rather than relying on a generic, automated system rejection.

To Whom It May Concern, I am writing to formally request your assistance in resolving a long-standing issue regarding late payment reporting on my mortgage account that I believe resulted from an error during a payment date change request several years ago. At that time, I contacted Midland Mortgage customer service and requested that my monthly mortgage payment due date be changed from the XXXX of each month to the XXXX of each month. My understanding was that this change would take effect immediately with the upcoming payment cycle. I am filing this complaint because my mortgage servicer, XXXX XXXX, is denying me access to FHA loss mitigation options based on a misapplication of HUD guidelines. I was recently on an FHA Trial Payment Plan ( TPP ). Due to an unexpected banking issue, a trial payment made at the end of the month was returned for insufficient funds ( NSF ). The servicer canceled the trial plan but failed to notify me of the rejected payment or the plan cancellation until after the trial month had fully passed, denying me a timely opportunity to cure the administrative issue. Furthermore, the servicers loss mitigation department stated that per " FHA guidelines, '' I am completely barred and disqualified from applying or qualifying for another loan modification for a full calendar year. This statement directly violates HUD Single Family Housing Policy Handbook 4000.1. Under FHA loss mitigation guidelines, a failed or unexecuted trial payment plan does not trigger a multi-year lockout restriction.

I dispute XXXX XXXX response and request further review. XXXX states that income and expenses were not part of the payment assistance review, but I was previously advised that I was denied because I could not afford the mortgage. I request that XXXX explain this inconsistency in writing. I also request a complete breakdown of every FHA loss mitigation option reviewed, including Repayment Plan, Forbearance, Standalone Partial Claim, Standalone Loan Modification, Combination Loan Modification and Partial Claim, and Payment Supplement. For each option, please identify the specific FHA guideline used to deny me. My missed trial payment was caused by an involuntary federal government shutdown/furlough, not unwillingness to pay. I made the first trial payment and returned to work with income. I request escalation to FHA/HUD for review of whether any exception, repayment arrangement, foreclosure pause, or alternative retention option is available.
