My loan was originated/refinanced with an explicit escrow waiver for both homeowners insurance and property taxes. I have maintained continuous, on-time payments for all obligations. Roundpoint has erroneously forced an escrow account onto my loan and misappropriated my funds. Roundpoint is completely steamrolling an escrow waiver which is highly improper, and honestly, its a textbook cascade of servicer errors. When Roundpoint falsely created that escrow account for the forced insurance, The automated system automatically swept the account for * any * tax bills due. Because it saw a minor {$75.00} bill, the system kicked into " full escrow mode, '' overpaid your next installment early, and now are using your own automated screw-up to claim I am forced into an escrow account. Under federal law, you can not force an escrow account on a homeowner if they have a valid escrow waiver unless you fail to pay your taxes or insurance * and * cause a lapse.…
Description of Incident : I am filing a formal complaint against RoundPoint Mortgage Servicing for wrongfully withholding insurance loss draft proceeds intended for urgent home repairs ( roof replacement ), causing a 2.5-month delay that threatens the structural integrity of my home. Despite completing all requirements, the company has repeatedly failed to return my funds, missed their own self-imposed timelines, and left me with no tracking information or resolution. Chronology of Events : * XX/XX/XXXX : I sent the insurance check to RoundPoint Mortgage for endorsement. They returned it, stating I needed to endorse it first and send it back with the required claim paperwork. * XX/XX/XXXX : I returned the check, fully endorsed by me, along with all requested insurance claim documentation. RoundPoint confirmed receipt of the check and paperwork. Representatives explicitly stated that my funds would be released and received via XXXX within 10 business days.…
My mortgage lender, Roundpoint Mortgage Servicing LLC, forced a homeowner 's insurance policy. I purchased my homeowners insurance policy and paid it in full a full XXXX weeks before receiving the forced policy letter. My insurance agent submitted timely proof of this active coverage to the lender. XXXX erroneously rejected my policy due to a clerical middle-name typographical variation and force-placed coverage, citing a need for proof of a changed name ( taking my middle name off ) through the insurance XXXX in XXXX days. It is my legal name and typo 'd with no space between middle and first name. I did comply and asked my insurance agent to change the name and submitted a new declaration page but now have since received this forced policy letter.
I was approved for a trial loan modification payment plan beginning XX/XX/year> on my mortgage for XXXX XXXX XXXX XXXX, XXXX XXXX, TX. During the trial period, my servicer Roundpoint Mortgage LLC limited payment methods to U.S. Mail and speaking to an agent during business hours online payments, automated phone payments, Wire, ACH, XXXX, and other methods were not available. I am a truck driver and as such, i am on the road and use of a cellphone is restricted. By the time I am done for the day, customer service agents are unavailable. I was able to make the first payment with an agent. I mailed my second payment by check via USPS on XX/XX/XXXX, within the required due month. The servicer received the check on XX/XX/XXXX and credited it in the following month. The servicer then cancelled my trial modification, claiming the payment was late.…
I received e-mail from my insurance company that XXXX had not correctly paid my homeowners insurance, I contacted them by phone and they refused to answer any questions about this issue, They did the same thing last year and they are putting my insurance in jeopardy. They also refuse to send me a escrow analysis because my account is paid ahead. Upon checking reviews they mishandle escrow accounts more often than not. This last happened on XX/XX/year>, They shorted my insurance payment by {$46.00}, I am a XXXX with XXXX and this has caused me much stress. XXXX XXXX XXXX XXXX XXXX XXXX. XXXX XXXX. House fire XX/XX/XXXX. XXXX XXXX released over $ XXXX to repair but send claim check with payees that included my wife and I ( mortgage owners ) and Roundpoint in early XX/XX/XXXX. Contractors have been ready to get to work and some of the permits have expired and Roundpoint has failed to release monies to pay them. Their own contract says they will release " a minimum of 20 % of the total insurance claim disbursement amount within XXXX days after receiving the signed check with our signatures ''. We mailed the first check ( {$11000.00} ) a month ago and they tell us they are too busy to meet the deadlines they set. We can not move forward without the money. I have sent 6 letters, am now in escalated mode, and they are causing us to potentially lose our contractors.
Per our last complaint, it was for the company to locate hazard insurance documentation that was provided to them in XX/XX/XXXX. Conversation to get it found took place on XX/XX/XXXX and spoke with XXXX. He stated they were going to remove the lender placed insurance now that they located the new insurance documentation they had implemented/not implemented. We had received 2 notices, 1 dated XX/XX/XXXX and a 2nd notice dated XX/XX/XXXX stating they had no record of hazard insurance because our other one had expired and XXXX could not explain why. Received correspondence dated XX/XX/XXXX stating they removed the lender placed insurance effective XX/XX/XXXX. At the end of XX/XX/XXXX, we received a check from our, what we thought, previous hazard insurance company XXXX in the amount of {$3500.00} thinking it was an overpayment. Of which we have not cashed it for just in case.…
I have specifically instructed RoundPoint NOT to contact me via phone. They continue to ignore this demand. They have called me at least 8 times in the last 1.5 weeks. The most recent rep who called was wildly unprofessional then left me on an extended hold when I asked for a supervisor. I have made it VERY clear I want ONLY written communication.
Issue : Unfair/Deceptive Practices Wrongful Withholding of Insurance/Settlement Funds a nd Failure to Escalate to Decision-Makers. Description of Event : RoundPoint Mortgage Servicing is wrongfully holding a remaining portion of my settlement/insurance funds XXXX and refusing to release the balance owed to me, the borrower. {$7200.00} The customer service department calls me every week ( Based on my call logs - XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026, XX/XX/2026 ) to request a " contractor 's affidavit. '' However, I have repeatedly explained that there is no third-party contractor ; this is a homeowner self-repair project. Months ago, I pro vided RoundPoint with comprehensive receipts proving that I have already personally spent the entire amount of the settlement fundsand moreto complete these repairs. Despite providing this verifiable proof of completion and expenditure, RoundPoint refuses to release my money.…
We began the refinance process with XXXX XXXXRound Point on XX/XX/XXXX. During the process, our Loan Advisor, XXXX XXXX, repeatedly advised us that we would not need to make our mortgage payments for XXXX and XXXX because the refinance was expected to close before those payments became necessary. Based on this guidance, we did not make our XXXX payment as instructed. At no point were we advised that we should set aside those funds in the event of delays or complications in the refinance process. By the end of XXXX, we were informed that closing was not yet ready to occur and that we needed to make the XXXX payment after all. We had to quickly gather the funds in order to make the payment, which resulted in a late fee being assessed. In XXXX, we were again assured that a payment would likely not be necessary because the refinance was expected to close by the end of the month and that the XXXX and XXXX payments would effectively be covered through the refinance process.…
I am a right of way consultant working with the XXXX XXXX XXXX XXXX, Colorado on the XXXX & XXXX Roundabout Improvement Project. In connection with the XXXX, the XXXX is purchasing a piece of fee simple right of way and an easement that is encumbered by a mortgage that is currently held by Round Point Mortgage. The City requires all fee simple acquisition be acquired free and clear of any liens. The property owners granted authorization for our firm to work with Round Point Mortgage. On XX/XX/year>, I sent a partial release and consent to easement request to Round Point Mortgage. On XX/XX/year>, I confirmed on the phone that the information was received. On XX/XX/year> a customer advocate reached out and asked for a supporting document to be filled out and stated an appraisal needed to be completed. On XX/XX/year>, the supporting document was receieved by Round Point Mortgage. Since this date, they have stated the documents are under review.…
I submitted a formal Request for Information ( RFI ) and Notice of Error ( NOE ) dated XXXX to RoundPoint Mortgage Servicing regarding the handling and calculation of insurance proceeds related to wildfire damage repairs for my California property. The insurance proceeds submitted to RoundPoint totaled approximately {$690000.00}. I requested a detailed explanation of how RoundPoint calculated the initial disbursement of insurance proceeds, including the exact unpaid principal balance, accrued interest, servicing advances, and any other figures used to determine whether additional funds should be released.…
On XX/XX/year>, I emailed RoundPoint Mortgage regarding the removal of my PMI, which is due to be removed. After confirming receipt of my request, I received a letter in the mail approximately two weeks later. I then contacted customer service on XX/XX/year>, and was advised that the process would take up to 30 days. As of XX/XX/year>, no action has been taken and I have not received any meaningful update regarding the status of my request. I am disappointed by the lack of timely communication and the continued delay in resolving this matter. I would appreciate immediate clarification on the status of my PMI removal request and a firm timeline for completion.
The delinquency reporting is disputed because the account servicing, escrow calculations, and payment application methods remain contested and materially affected the reporting chronology.
I got a XXXX late fee for no good reason. I am trying to work with the company as I have never been late before and never missed a payment. There was an error with the website that interfered with the payment so it didn't go through when i thought it would. Now they're trying to stick with with an {$80.00} fee for nothing. I don't even want to work with this company. They took my loan servicing and I was given no choice in the matter. I'd leave and work with another company if I could but I can't. So I'm trapped with these scumbags who just want to gouge their customers.
On XX/XX/year>, I logged into the Roundpoint Mortgage servicing portal to make my monthly mortgage payment before the due date of XX/XX/year>. Despite my login and payment attempt, the payment did not process due to a technical error on the servicer 's website. I was not notified of any failure at the time. On XX/XX/year>, a Roundpoint agent called me and informed me the payment had not been posted. I immediately made the payment online the same day upon being notified. Roundpoint subsequently assessed a Late Charge of {$76.00} dated XX/XX/year>. I contacted the company to explain that the failure was caused by a technical glitch on their own platform, not due to any failure on my part, and requested the fee be waived. The company refused, stating they do not waive late fees. This mortgage was originated approximately 11 years ago and has since been transferred to Roundpoint Mortgage Servicing. I have maintained consistent on-time payments throughout the life of this loan.…
" The company sold me an HEI contract claiming 0 % monthly interest, but they are compounding 19 % interest monthly on a hidden calculator. They have recently sent me written documentation calling themselves a 'mortgage provider, ' which means they are operating an undisclosed, predatory mortgage loan violating the Truth in Lending Act ( TILA ) and exploiting my status as a disabled individual. '' Consumer Financial Protection Bureau. Explicitly state that XXXX XXXX XXXX is using a " contrivance or device '' to mask a usurious loan as an equity investment. Predatory loan, violation of GA criminal usury laws charging 19 % monthly interest on a contract that says no interest GA only allows 5 % legally on a MORTGAGE, which they explicitly call themselves multiple times in the contract.
On XX/XX/year>, we had a massive water leak in our home. We were displaced from our home due to damage. We made a homeowners claim. That claim ended up being {$78000.00}. Due to the claim being greater than {$40000.00}, our mortgage company was also listed as a payee on the check. So we had to send the check from the insurance company to our mortgage company for them to XXXX out the money. And this is where the problems started. We waited approximately 30 days to receive the initial payment of {$40000.00}. We then had to schedule an inspection so that the mortgage company could come and ensure that the money we were given was going towards home repairs. It took XXXX attempts with the mortgage company to set up the inspection. The first time they said they did not get the request. The second time, I guess they got the request. The inspector contacted me himself to set up the inspection.…
I am writing to file a complaint regarding RoundPoint Mortgage LLC inaccurately reporting my mortgage account to all three major credit bureaus. Despite my compliance with their guidance and ongoing mortgage repayment plan, they are reporting my account as 120 days past due as of XX/XX/XXXX, which I believe is incorrect and unfair. Details of the Issue : 1. Account Information : o Lender : RoundPoint Mortgage LLC o Mortgage Account Number : [ Insert your account number ] o Property Address : [ Insert property address ] 2. Timeline of Events : o XX/XX/XXXX XX/XX/XXXX : RoundPoint prevented me from making single-month payments. o XX/XX/XXXX XX/XX/XXXX : I submitted a Mortgage Assistance application that included a XXXX decision period, during which RoundPoint restricted payment acceptance. o XX/XX/XXXX XX/XX/XXXX : I am enrolled in a mortgage repayment plan. o First payment of this plan : Made prior to XX/XX/XXXX.…
RoundPoint Mortgage Servicing reversed the vendor-placed insurance and refunded over {$300.00}. However, RoundPoint has continued to ignore multiple calls and written requests to waive the late fees that resulted from their insurance processing failure. Significant time was spent attempting to resolve the issue, including multiple emails and more than XXXX hours of phone calls with approximately XXXX representatives. Im filing this complain against RoundPoint Mortgage Servicing not only for not addressing the current issue with late fee, but because their insurance processing failure occurs every XXXX whn my XXXX XXXX Insuruance renews and I submit the renewal for their processing ; and I need to spend hours on the phone every XXXX to get the issue addressed. My Payment history : No late payments since loan started XXXX ( XXXX months ).
As is standard practice, we switched homeowners insurance providers, as of XX/XX/year>, but made sure there was no lapse in coverage and that RoundPoint was reflected as mortgagee on the policy. On XX/XX/year>, we recieved a letter from RoundPoint advising that they will force place insurance if we did not provide proof of insurance ; however, no timeline to do so was provided. Furthermore, the letter only provides options to fax or physically mail proof, or use a designated website. Being 2026, we attempted several times to use the website but we kept receiving an error message stating " error saving data '' and we were never able to successfully submit our information. Aside from this, the website only allows for 3.5MB files, which are almost impossible to produce via a cell phone camera ( again its 2026 and most people dont have faxers or scanners ).…
On XX/XX/year>, I made a payment to Roundpoint Mortgage. It consisted of my usually {$1400.00} monthly payment with an additional {$200.00} principal which totaled {$1600.00}. I made the payment without realizing I did not have enough funds for the principal. When I realized my payment didnt go through, I made the payment within the payment period. I called Roundpoint Mortgage customer service line to explain that the {$25.00} return check fee could be waived due to my payments being consistently on time. They mentioned that they couldnt due to the loan estimate agreement I signed. I also payed online so the fee charge for the returned check is excessive. Upon further inspection, I did not see anything regarding the {$25.00} fee due to a returned check payment.
On XX/XX/XXXX, I submitted a complete loss mitigation application to my mortgage servicer, Roundpoint Mortgage Servicing, requesting consideration for a deed in lieu of foreclosure due to job loss. I have been unable to make payments since XXXX, with XXXX being the first missed payment. On XX/XX/XXXX, the company called and said my bank statements were missing. I sent the requested bank statements the same day, XX/XX/XXXX. I heard nothing for nearly a month. In early XXXX, the company called me about my missed XXXX payment. The first representative told me there was no record of any loss mitigation application on file. After escalating to a supervisor, the supervisor admitted my application had in fact been received, but stated it was now " too old '' and I would need to submit a new one. I submitted an updated application with current dates and a current bank statement on XX/XX/XXXX, the same day.…
Our current property is required to have flood insurance. I completely understand having flood insurance!! However both of these mortgage companies are forcing me to have flood insurance escrowed and they wont allow me to shop it out or even pay them after they purchase so my mortgage payment will stay the same. It started in XXXX when the XXXX company purchased flood insurance at 200 % increase, increasing the premium from XXXX to XXXX. I began to purchase my own insurance and remove escrow account. I purchased my new flood through XXXX in the amount of XXXX. I submitted receipt and policy and was refunded old policy XXXX which I then paid directly to escrow account. XXXX they renewed it and escrowed the flood policy. I let it go because they told me I couldnt remove escrow account. The mortgage Company was bought out by round point and I immediately asked if we could remove the escrow account if i provide needed documentation and policies. It was approved on XXXX XXXX via letter.…
On XX/XX/year> I called RoundPoint and requested the full Declarations page for the lender-placed wind insurance on my property. I followed up with emails on XX/XX/XXXX and XX/XX/XXXX. On XX/XX/year> I spent XXXX minutes on the phone with their insurance department. I was transferred multiple times before speaking to a supervisor. The supervisor refused to provide the full Declarations page, said he would not send any written refusal, told me I was holding up your phone lines, and then hung up on me. RoundPoint has only sent a one-page Evidence of Insurance document . They have refused multiple times to provide the actual Declarations page from the master policy, which I need to purchase my own coverage and remove the much more expensive lender-placed policy.
This complaint is not a duplicate. It addresses new and ongoing issues that arose after the resolution of our prior complaint, including inaccurate credit reporting and failure to implement the agreed loss mitigation. As described in our prior complaint, our loan was placed in an approved forbearance from XX/XX/XXXX through XX/XX/XXXX, during which no payments were due. The servicer initially denied a payment deferral based on incomplete information resulting from the servicers error, which they later acknowledged. This error delayed a timely resolution. The servicer subsequently issued a XXXX XXXX XXXX, which we accepted on XX/XX/XXXX by making the required payment. Despite this resolution, the servicer failed to properly implement the agreement and continues to treat the account as delinquent. First, the servicer has reported severe delinquency based on an incorrect payment timeline.…
I am filing a complaint against RoundPoint Mortgage Servicing regarding a pattern of escrow mismanagement beginning at the time of a servicing transfer on XX/XX/XXXX, resulting in a monthly payment increase of over {$500.00}. MISSING STATEMENTS : Monthly mortgage statements for XXXX, XXXX, XXXX, and XX/XX/XXXX are not accessible through RoundPoint XXXX online portal. These are the XXXX months immediately following the servicing transfer and the period during which the escrow problems originated. RoundPoint has not explained why these records are unavailable. XXXX. IMMEDIATE ESCROW DISCREPANCY AT TRANSFER : The first statement visible in RoundPoint XXXX portal, dated XX/XX/XXXX, already shows an escrow discrepancy. My last recorded escrow payment was {$700.00}, while my required escrow amount was {$840.00}.…
Complaint regarding escrow refund servicing failures by RoundPoint Mortgage Servicing. On XX/XX/year>, my mortgage account with RoundPoint Mortgage Servicing posted an " Escrow to Mortgagor Disbursement, '' indicating an escrow overage refund had been issued. As of the date of this complaint, more than XXXX months later, I have not received the refund check. Over this period, I have received repeatedly inconsistent and contradictory information from RoundPoint representatives, and the reissue process has failed multiple times due to internal processing errors. Timeline of events : XX/XX/year> : Escrow refund disbursement posted to my account. Late XX/XX/year> : After approximately XXXX weeks with no check received, I contacted RoundPoint. A representative stated the check was likely lost in the mail and initiated a stop payment and reissue request. Early XX/XX/year> : Still no check received.…
We currently are trying to get paid from the mortgage company on an insurance claim. They are holding our money and giving us the run around to release funds so we can complete our construction. They released a small amount a few months ago and requested an inspection. The inspection company they hired submitted the wrong report showing we were only done with 20 % of repairs where we are 75 % complete. The inspector admitted that they made a mistake we even have a letter from the inspection company and they are still not releasing funds. I have no money to pay my contractor I already depleted all my savings waiting for these funds. I will run out of housing in XXXX and we can't complete the job. Roundpoint mortgage is a fraud they are holding on to our money with no resolution. I call daily and get no where.
