In XX/XX/2025, I was contacted by Columbia Debt Recovery XXXX ( doing business as Genesis ) regarding a debt of {$100.00} allegedly owed to XXXX XXXX XXXX XXXX for my residence at XXXX XXXX in XXXX, KY. I am a current resident at this property and was previously told by on-site management that this debt would be cleared internally and was the result of a billing error. Despite that assurance, the account was referred to Genesis for collection. To avoid potential damage to my credit, I paid the full amount of {$100.00} through Genesis 's payment portal. This payment was made under protest, as I had already paid all rental charges directly to the property in full and on time. My base rent during this period was {$580.00}, with additional monthly charges of {$35.00} for parking, {$5.00} for utility fees, and separate electricity charges. I have bank statements showing that these amounts were fully paid. The debt was referred in error and should never have been sent to collections.…

On XX/XX/XXXX, I formally disputed a collection claim from Columbia Debt Recovery LLC ( DBA Genesis ) regarding account # XXXX for an alleged balance of {$960.00}. The original creditor, XXXX XXXX XXXX, completed a final move-out accounting in early XXXX and certified a XXXX balance by issuing me XXXX separate refund checks : XXXX for {$300.00} issued on XX/XX/XXXX, and a final security deposit refund check for {$1400.00} issued on XX/XX/XXXX. Under XXXX XXXX XXXX XXXX, a landlord can not legally issue security deposit refunds if a balance is owed ; doing so legally establishes that the account was settled in full. Furthermore, the property management accepted rental assistance credits from XXXX XXXX, which were never properly accounted for in their final numbers. In response to my formal dispute, the collection agency mailed a letter on XX/XX/XXXX. However, they completely failed to validate the debt.…

I am disputing a collection account reported by Columbia Debt Recovery with a balance of {$6300.00}. This account contains multiple invalid dates throughout the payment history, which constitutes inaccurate reporting under the Fair Credit Reporting Act. Additionally, this was a joint account and the full balance can not be accurately attributed solely to me. The balance has also increased significantly from the original amount owed, and I have not received any itemized breakdown of how this amount was calculated. Columbia Debt Recovery purchased this debt and I do not believe they can verify the original amount, original creditor documentation, or provide an accurate payment history. I am requesting this account be investigated and removed from my credit report due to these inaccuracies.
I moved out of XXXXXXXX XXXX XXXX XXXX XXXX XXXX ) on XX/XX/XXXX. Upon move-out, the property management applied a {$550.00} charge for " XXXX XXXX, '' resulting in an alleged remaining balance of {$420.00} after deducting my {$120.00} security deposit. I disputed this underlying charge because the baseboards were already in a heavily degraded and aged condition when I first moved in on XX/XX/XXXX, which constitutes a pre-existing condition and normal wear-and-tear. Recently, this unverified debt was reported to my credit profile as a collection account. To exercise my rights under the FDCPA, I formally sent a Debt Validation Letter to the collection agency. In response, they provided a copy of the lease and a " Final Account Statement '' issued by the landlord. However, this response is legally insufficient and fails to properly verify the debt. The landlord 's own statement explicitly notes, " See the itemized charges for a complete listing of the work.…
I am filing a complaint regarding an inaccurate and unverified debt being reported and collected. The collection account in question is related to a former apartment lease. According to my final statement from the apartment complex on XX/XX/2024, my balance was {$56.00}. However, the collection agency is reporting and attempting to collect {$3300.00}, which is a substantial and unexplained discrepancy. I have reason to believe this amount is inaccurate and has not been properly validated. I am requesting that the company provide full documentation supporting this debt, including a detailed itemization showing how the balance increased from {$56.00} to {$3300.00}. To date, I have not received sufficient proof validating this amount. Reporting and attempting to collect an inflated or unverified debt may be a violation of the Fair Debt Collection Practices Act ( FDCPA ) and the Fair Credit Reporting Act ( FCRA ).…
What happened was that in XXXX i was going to move into my college apartment near XXXX XXXX XXXX XXXX XXXX XXXX. I had a lease agreement with them and a few months before move in I got my financial aid package and I was not going to have enough money to pay the rent. So I quickly quickly reached out to the housing company and explained everything and everytime i called they would say okay we will see what we can do in the meantime please try and find someone to take over your lease. And i would post everywhere that I was not going to live there and for months I looked for a replacement. Now that entire year I had to move back home and drive to XXXX for my school while they kept charging me rent every month. I never even picked up the keys to look at the apartment. I can prove i never stepped foot in there. And i called and emailed and told them, Finally they sent me a letter about a year ago saying that they were going to sue me if i didnt pay up with them.…
I moved from XXXX XXXX XXXX XXXX in XXXX of XXXX. I received an email in XX/XX/XXXX informing me that a debt collector was trying to reach me on behalf of my old rental. After months of attempting to get an itemized statement I got XXXX XX/XX/XXXX and none of the amounts or receipts match, there are charges for upgrades and not damages, and there are random charges that have no receipts at all. I have sent a certified dispute letter and attempted to resolve this over email with the debt collector and have not received an answer to any of my emails since XX/XX/XXXX when they sent the itemized list. I would like several things taken off of this debt, and I would like it taken off my credit report as I was not informed of any charges until it was sent to a debt collector.
I am disputing a collection account being reported by Columbia Debt Recovery/Genesis related to a former apartment lease with XXXX XXXX XXXX managed by XXXX. I vacated the apartment on XX/XX/year> and returned the keys on XX/XX/year>. I was never provided a meaningful move-out inspection opportunity with management present, and no walkthrough was conducted with me at the time possession was surrendered. After move-out, substantial charges were assessed and later placed into collections. I disputed the charges directly and requested validation and supporting documentation. Although an account summary was provided, I have not received sufficient supporting documentation substantiating several disputed amounts. The disputed charges include : * carpet replacement charges * damage charges * reletting fees * utility charges * ongoing interest accrual The utility charges appear excessive and inconsistent with historical usage.…

A collection account from Columbia Debt Recovery began reporting on my XXXX credit report for an alleged rental debt in the amount of {$2700.00}, with an account opened on or about XX/XX/year>. The listed original creditor is XXXX XXXX XXXX. I have no knowledge of this alleged debt and never entered into a valid lease, agreement, or contract creating this obligation. I did not authorize this account and was never provided documentation establishing liability. I disputed this account with the credit reporting agencies and requested verification. Despite this, the account continues to be reported to XXXX while not reporting to XXXX or XXXX, which raises serious accuracy and verification concerns under the Fair Credit Reporting Act. Because this debt is not mine and can not be properly verified, it is being inaccurately reported and is causing harm to my credit profile.

Issue : Debt collector reporting inaccurate information and failing to validate debt Summary : A debt collector is reporting inaccurate collection accounts related to an apartment in Florida ( XXXX XXXX - XXXX XXXX ). My mom disputed the debt multiple times with the collector ( XX/XX/XXXX ; XX/XX/XXXX ; and again via certified mail XX/XX/XXXX ). The collector has never provided validation, despite being required to do so under the FDCPA. They continue to report the debt to the credit bureaus without providing any documentation. Additionally, the apartment complex added charges after the final bill was paid, which I can prove with screenshots showing the dates the charges were added. These charges were not part of the original balance and are inaccurate. In addition to that, the system does not allow you to pay a partial amount. You have no choice but to pay the full amount, thus proving that the balance was added after the final payment had been made.…

I am disputing a collection account reported by Columbia Debt Recovery LLC ( Genesis ) in the amount of approximately {$10000.00}. The alleged debt originates from a rental property ( XXXX XXXX ) that became uninhabitable due to a major plumbing failure that caused flooding, mold exposure, and extensive structural damage. Multiple areas of the unit, including the restroom, living room, and a bedroom, were gutted. As a result of these conditions, I became ill and obtained a doctors note instructing me to vacate the unit for health reasons. I provided this documentation to the property management and requested relocation to another unit, which was refused. I was forced to vacate due to unsafe living conditions and continue to receive medical care related to this exposure. Under California law, tenants are entitled to vacate uninhabitable units without penalty. Therefore, the charges being claimed are not valid or enforceable.…

I requested sufficient information to substantiate the debt and the companys authority to collect it. To date, the company has not provided any meaningful validation. Despite this, the account continues to be reported on my credit file. This conduct is misleading and results in an unverifiable tradeline being used to assess my creditworthiness. I am submitting a follow-up complaint regarding ongoing concerns with Genesis related to this debt. In my prior complaint, I disputed this account and raised concerns regarding settlement discussions, including issues surrounding a prior offer that was not honored despite my communication in advance regarding my intent and timing. Following that complaint, Genesis agreed to a settlement amount of {$3400.00}. While I am still attempting to resolve this matter responsibly and had been seeking a lower settlement closer to {$2500.00} ( approximately XXXX XXXX of the original debt ), my primary concern is the manner in which recent collection negotiations were handled. Recently, yesterday I was contacted again and pressured into making an immediate payment decision under highly time-sensitive settlement tactics.
