I am filing a complaint regarding ongoing mortgage servicing and accounting errors by Valon Mortgage that have now resulted in my account being incorrectly marked as past due despite my payments being made on time. I am filing a complaint regarding the handling of our XXXX XXXX claim and mortgage servicing by XXXX Mortgage and the subsequent transfer of servicing to Valon Mortgage. Our property sustained a fire loss in XX/XX/XXXX. An XXXX XXXX check was issued ; however, on or around XX/XX/XXXX, XXXXXXXX XXXX informed us that the XXXX check could not include the independent XXXX as a payee and required that the check be reissued. This caused a significant delay, as we did not receive the reissued check until XX/XX/XXXX. The original process itself lasted until approximately XX/XX/XXXX. After receiving the reissued check, we immediately resubmitted it to XXXXXXXX XXXX with all required endorsements and signatures. I contacted Valon Mortgage to inquire about the increase, as I had not received any notification regarding a change to my mortgage payment. During the call, the representative informed me that an email had allegedly been sent to me on XX/XX/XXXX regarding the escrow shortage and payment increase. However, I never received that email. The representative then forwarded me the same email during our conversation. When I closed on my house in XX/XX/2026, it was first with Valon under a loan number. My first payment was due on XX/XX/XXXX. I made a semi monthly payment on XXXX. But the loan was transferred to valon mortgage Inc under a new loan number on XXXX. And the payment I made in XXXX was not being shown under this new loan number. I'm requesting that my ACH AutoPay payment paid/received on XX/XX/2026 currently in suspense under the previous loan number be moved/applied to my active loan number. This payment was not applied to an installment on the old loan because it was held in suspense, and I would like it transferred to the new loan for proper application.

I had a previous XXXX insurance policy that was cancelled. My mortgage company paid the cancelled insurance. After showing them the insurance was cancelled before the insurance renewed. They continued to give me the runaround. I gave them a letter showing the policy was cancelled and they did not receive any money. The escrow is still short and my mortgage has increased hundreds of dollars. Instead of assisting me with fixing the escrow account and reevaluating my payments. I sent Valon a copy of my current Homeowners policy on Thursday XX/XX/year>. ID # : XXXX, this is the ID of the rep I spoke with. She stated my homeowners was forced placed. I indicated I sent over a copy of my current active homeowners policy last Thursday XX/XX/year>, and should not be required to Escrow for homeowners insurance. I emailed a copy of my active homeowners policy, twice, XX/XX/year> and today XX/XX/year>. I should not be required to escrow for homeowners insurance, I have an active policy. The only communication I received was on XX/XX/year> stating I have forced placed insurance. I did not receive any other communication.

After the transfer, my new servicer, XXXX, has continued to show the XX/XX/year> payment as unpaid and my account as delinquent. My current monthly mortgage payment is {$1600.00}. However, for several months, Valon Mortgage has been incorrectly adding and subtracting {$16.00}, resulting in an adjusted payment of {$1700.00}. I contact Valon by phone each month, and while the issue is temporarily corrected, the error reappears the following month.
Valon was sent 2 tax bills for XXXX. 1 ) real estate taxes and a 2 ) for sewer repairs. The sewer repair was for {$50.00} and they used this instead of the real estate tax bill of {$1600.00} to calculate my 2025 monthly payment. I called when it went down and was told there was an overpayment. Valon found out their error when there was a shortage for the escrow and are now looking to recoup their error. The month payment is going from {$370.00} to {$840.00} a month. I am not able to make a 225 % increase in my month payment. I have always taken care of any shortage and not complained but this is over the top. they made a huge error and are not willing to own this one. I do not have income to support this type of monthly payment.

I had a house fire over a year ago. My insurance checks need to go through my mortgage company, XXXX. They deposited my final structure payment checks totaling {$110000.00}. I have a mortgage with Valon Morgage Servicing, and I have XXXX taxes due end of XXXX or early XXXX for the discount rates. I have enough balance in my escrow to cover all the taxes. Initially, I wanted to close the escrow account and pay the taxes myself. They kept saying they will process my request so I can get my refund to pay the taxes on time, but they never actually do it. Per Valon 's instruction by phone, I paid {$5100.00} to resolve the shortage in full. I confirmed this via email to Valon. My monthly payment should have dropped to {$3300.00}. I have previously filed Complaint XXXX and when the mortgage company responded that the complaint was closed without anyone seeming to do anything additional. This complaint should NOT have been closed as the issue has still not been resolved- the answer is NOT sufficient. I will need someone to contact me personally on this matter. Simply because a response has been received does NOT mean this matter should be closed. The mortgage company 's response merely passes the blame to someone else. I still do not know where the money that was sent electronically from my bank to pay my mortgage is. The mortgage company 's response alleges that the third-party bill payer requested the payment be returned. I have no idea where, when, how, or to whom the payment was returned. Valon Mortgage XXXX was my company that sustained a pattern of fraudulent billing practices, improper late-fees assessments and inaccurate credit reporting during approximately XXXX years I maintained a mortgage account with this company. Throughout my time with Valon Mortgage Inc, the company consistently delayed the processing of my payments in a manner that appears intentional. Regardless of when my payment checks were written whether XXXX month in advance, XXXX days,XXXX days prior or even on the contractual due date of the XXXX of the month, Valon consistently cashed my checks on the XXXX of each month, XXXX day after the expiration of the grace period. We had an ARM mortgage with XXXX XXXX for the last XXXX years. In this original ARM, we were due to go up from 2 % to not more than 4 % this XX/XX/XXXX. We recast the loan on XX/XX/XXXX, per letter that said the loan had been recast, XXXX we would be continuing with the 2 % interest rate. In this letter from XXXX XXXX servicing ( sub-servicing by XXXX XXXX ), there is no indication of changing of the terms of our original ARM.
